10. Parking mu�� be per City Zoning Code and City Design and Construction <br /> Standards and Speciiications. There are no minimum parking standards in <br /> the R-S Zone for the proposed project. Ualess otherwise waived by the <br /> Planning Director, the Applicaat shall have a parking study for the <br /> proposed use prepared by a professional consultant with ezpertise in <br /> preparing traffic and parking analyses. <br /> 11. Transit recommends that the proponent reduce the amount of employee <br /> parking to discourage employees from driving alone. Transit recommends <br /> that the number of parking spaces not exceed 125. <br /> 12. Building setbacks must be a minimum of 25 feet front yard, 7.5 feet side <br /> yard and 25 €eet rear yard. <br /> 13. Iandscaping must be provided per Section 35 of Zoning Code. At a minimum <br /> this must include the following: <br /> a. A laadscape strip a minimum of 10 feet wide must be provided in the <br /> front yard setback area along the Rasch Park Road street frontage, <br /> except for the driveway. This area shall be planted with Type III <br /> landecaping. <br /> b. A landscape strip a minimum of five CS) feet wide must be provided <br /> along the interior lot line which separates the Central Facilities <br /> Complea from the Sno-Isle Skill Center. 1^.iis area shall be planted <br /> with ;ype III landscaping. <br /> c. A landscape str3p a minimum of five CS) feet wide must be provide in <br /> the rear yard setback area exclusive of the wetlaad buffer and <br /> mitigation areas. This area shall be planted with Type III <br /> landscaping. <br /> d. A minimum of 5,355 square feet of landscaping shall be provided in <br /> the interior of the parking lot for the 153 parking stalls. <br /> Iandscaping must be provided per Section 35.080E of the Zoaing Code. <br /> 14. The Applicant may apply for permission fur up to one�alf of the <br /> landscaping area to be placed within public ri.ght-of-way provided that the <br /> minimum wi3th of the planting area is at least ten (10) feet. The <br /> required landscaping may be in�talled in public rightrof-way only when <br /> approved by the Public Works and Parks Departments. Such landscaping on <br /> City right-of-way shall be consistent with the City's street tree program <br /> whea applicable. j <br /> Plantings used to satisfy the requirements of 35.080.B may be placed on <br /> street right-of-way behind the sidewalk line if the Applicant provides the <br /> City with a written release of liability in a form which is acceptable to <br /> the City Attorney for damages which may be incurred to the landscape area <br /> by public use of the right-of-way, and the landscape area is maintained by <br /> the propertq owner. <br /> -15- <br />
