10. Parking mu�� be per City Zoning Code and City Design and Construction Standards and Speciiications. There are no minimum parking standards in the R-S Zone for the proposed project. Ualess otherwise waived by the Planning Director, the Applicaat shall have a parking study for the proposed use prepared by a professional consultant with ezpertise in preparing traffic and parking analyses. 11. Transit recommends that the proponent reduce the amount of employee parking to discourage employees from driving alone. Transit recommends that the number of parking spaces not exceed 125. 12. Building setbacks must be a minimum of 25 feet front yard, 7.5 feet side yard and 25 €eet rear yard. 13. Iandscaping must be provided per Section 35 of Zoning Code. At a minimum this must include the following: a. A laadscape strip a minimum of 10 feet wide must be provided in the front yard setback area along the Rasch Park Road street frontage, except for the driveway. This area shall be planted with Type III landecaping. b. A landscape strip a minimum of five CS) feet wide must be provided along the interior lot line which separates the Central Facilities Complea from the Sno-Isle Skill Center. 1^.iis area shall be planted with ;ype III landscaping. c. A landscape str3p a minimum of five CS) feet wide must be provide in the rear yard setback area exclusive of the wetlaad buffer and mitigation areas. This area shall be planted with Type III landscaping. d. A minimum of 5,355 square feet of landscaping shall be provided in the interior of the parking lot for the 153 parking stalls. Iandscaping must be provided per Section 35.080E of the Zoaing Code. 14. The Applicant may apply for permission fur up to one�alf of the landscaping area to be placed within public ri.ght-of-way provided that the minimum wi3th of the planting area is at least ten (10) feet. The required landscaping may be in�talled in public rightrof-way only when approved by the Public Works and Parks Departments. Such landscaping on City right-of-way shall be consistent with the City's street tree program whea applicable. j Plantings used to satisfy the requirements of 35.080.B may be placed on street right-of-way behind the sidewalk line if the Applicant provides the City with a written release of liability in a form which is acceptable to the City Attorney for damages which may be incurred to the landscape area by public use of the right-of-way, and the landscape area is maintained by the propertq owner. -15-
