That the Special Pron^rty Use Permit, as applied for by the Everett School <br /> District No. 2, for expansion of the View P.idge Elementary School of aoprox- <br /> imately 35,000 square feet to provide instructional space for approxir�ately <br /> 150 to 175 handicapped students , a9ed three to twenty-one, a physical thera- <br /> py complex, and an office space for speciai services suPport staff be grant- <br /> ed subject to the followinc conditions: <br /> A. That •aater service be provided from one or more of the 6" cast iron <br /> mains in Forest Drive, Alder Street and SOth Street S.W. As-builts , <br /> easements, and a one-year F7arrantee Ecnd in the amount of 108 of the <br /> cost of construction of the public water system shall be orovided with- <br /> in ten (10) workin9 days of obtaining public water connection. <br /> B. That fire hyc'rants be installen so as to be within 200 feet but not <br /> closer than SO feet frort: every structure. <br /> C. That a sewer interceptor fee shall be paid prior to issuing permits <br /> based on the Ordinance in effect at that time. Sewer service shall be <br /> provi3ed throuRh one or more of the existing 8" concrete mair.s in Alder, <br /> Sunset and Basswood. <br /> D. That an enercy dissipation system be orovided at all storr.+ drain outfalls <br /> into the ooen drainage syste:� and that all storm water exit the site <br /> at its naturally occurrina location. <br /> E. That all construction traffic is limited to arterials unless othe nvise <br /> approved by Public Slorks, and streets are to be kept clear of dirt <br /> and debris. <br /> i, That a detailed landscaping plan be develoDed and accepted by the Plan- <br /> ning Department prior to construction. <br /> J. That parking areas shall be desicned with a minimum of five foot plant- <br /> ing area adjacent to all street right-of-way (19. 40.050 B EMC) and <br /> shall be designed in a manner that is acceptable to the Transportation <br /> Engineer. <br /> K. That a minimum 5� of the interior area of the oroposed parking lots <br /> shall be landscaoed to break up the visual impact of a parking facility <br /> of this maonitude on a residential area (19 _40. 050 C EMC) . <br /> L. That all exterior lights are to be shielded and/or aimed so as not <br /> to reflect onto adjacent residential �roperties. <br /> M. That detailed olans shall be submitted to and approved by Fublic Saorks <br /> prior to issuance �f permits. <br /> N. That a precorstruction conference on civil enyineerin9 is required orior <br /> to approval of a Public �•'orks permit. <br /> 1 <br />
