Nazrative Statement <br /> FINDINGS AND CONCWSIONS: <br /> Criteriou No. 1• <br /> That the variance is�ecessary because of exceptional or extraordinary circumstances regarding <br /> the siae, shape, topography, or location of the subject property; or the location of a pre- <br /> existing improvement on the subject property that confortned to the zoning code in effect when <br /> the improvement was constnicted. <br /> a. Fi 'n : According to the Snohomish County Assessor's records tne existing <br /> single family residence was built in 1953. The property was developed with its <br /> access and building orientation towazd Alder Street. Being a comer lot the City's <br /> zoning code defines the shorter lot frontage on a street as the front property line. <br /> This would mean Dogwood Drive is the front property Gne and would require a <br /> 20' setback from tltis line for all structures. Dogwood Drive is an arterial street <br /> and topogaphically is abont 4 feet higher than the subject property making access <br /> to the site very difficult. <br />
