There is an existing driveway in the area of the proposed new garage which serves <br /> as the primary parking area for the site. A second driveway, also off of Alder <br /> Street, and garage is located at the west end of the house. Due to its steepness it <br /> is unusable and will be removed. <br /> b. Conclusions: The applicant's request to construct a new garage in the front <br /> setback area with its access and orientation toward Alder Drice would continue <br /> the original development pattem of the site and utilize the already existing <br /> driveway which currently serves the site. <br /> Criterioo No. 2• <br /> That the variance will not be materially detrimental to the property in the azea of the subject <br /> property or to the Ciry as a whole. <br /> a. Fin 'n : The applicant has stated that and that the proposal will not be <br /> detrimental the city or surrounding properties but rather upgrade and improve <br /> values of the surrounding properties. <br /> b. Conclusions: No adverse comments have been received regarding the proposal. <br /> Criterion No.3• <br /> That the variance wi►I only gant the subject property the same generai nghts enjoyed by other <br /> property in the same azea and zone as the subject property. <br /> a.
