Findin�s: The applicant states that there aze existing rockery <br /> walls on three sides of the property at 306 Alder Street. One <br /> on the east property line bordering Dogwood Drive. Another <br /> on the south border line between 306 Alder Street and the <br /> north border of 4956 Dogwood Drive. Another on the north <br /> property line bardering Alder Street. <br /> The proposed variance is to allow the applicant to place a new <br /> rockery along the west property line that would tie directly <br /> into the existing approximately six and a half foot high <br /> rockery located along the north property line. <br /> b. Conclusions:. The subject lots exceed the minimum lot width, <br /> depth and azea required for the R-1 zone. There aze sloped <br /> azeas on the subject site and the adjacent lots that limit the full <br /> useability of these yard azeas. Tlie pmposal would pennit the <br /> applicant to level out these slope azeas by tying into an <br /> existing rockery that exists on the subject site. <br /> Criterion No. 2: <br /> That the variance will not be materially detrimental to the property in the <br /> area of the subject property or to the City as a whole. <br /> a. Findings:. Tl�e applicant states that the variance will not be <br /> materially detrimental to the property in the area but will in <br /> fact help to improve all properties involved by stopping <br /> erosion at the property lines and increasing the value of all <br /> properties. <br /> 2 �2� <br />� <br />
