NOTIC� OF DECISIflN <br />PLANNING DIRECTOR DETERMtNAT1C?N <br />REVtEW PROCESS II #10-012 <br />SEPA #10-021 <br />Parking Reduction <br />July 22, 2U14 <br />Applicant: Achilles USA, Inc <br />1407 80"' Street SW <br />Everett, WA 98203 <br />The City of Everett Planning Department grants approvai of a request by Achilies USA, Inc., to reduce <br />their on-site parking requirements for the 31,52� square foof building addition. The Everett Zoning <br />Code requires a minimum of 52 parking stalls for this project. The appiicant submitted a request far a <br />total five {5) on-site parking stalls for the proposed project. <br />The city's Traffic Engineer approved the parking reducfion after reviewing the follawing information fram <br />the applicant (See comments from Traffic Engineer). <br />Achilles USA, Inc. was established in 1973 to meet the market p0lace demand for polyvinyl chloride <br />flexible sheeting. <br />We are located af 1407 80th Street 5W in a medium manufacturing zone in South Everett on a farty <br />acre site. Some of our nearest neighbc�rs are the PUD Operation Center, Soeing Company, Nelson <br />Petroleum, and Longshots Driving Range. <br />Since our inception in 1973, we have expanded from t�ur original footprint of 85,940 square feet of <br />office and manufacturing space. Since that date, we have expanded our manufacturing space for over <br />a total of 201,265 square feet and added additional parking stalis as needed to a present amount of <br />160 spaces plus handicapped parking. <br />We are now in the pracess of adding 31,524 square feet of additional manufacturing space in a stand- <br />alone manufacturing building due north of our present manufacturing complex. His site will produce <br />cast extruded film which is different from our presenfly manufactured product lines. <br />We are aware of the present zoning code which requires a minimum of one stal! per 600 square feet of <br />floor- space. With the planned additional 31,524 squar� feet of #hat would, per code, require an <br />additional 52 parking stalis, Since #he new manufacturing compiex will not have more than five <br />employees, we would like to apply for a variance through the Transportation Demand Management <br />Plan as provided for under Section 34.070D of ihe Zoning Code for the foliowing reasons: <br />At the present time, Achilies USA, Inc. had 160 parking stalls with the maximum use 4f 124 <br />emp(oyees t�n site during the normal 8-hour work week of Monciay through Friday, hence leavirig <br />a bank of 36 parking stalls available. {fVOTE: On 5/24/2010, fhere were 89 actuai occupied <br />parking stalls with 71 open stalls.) <br />2. Achil3es USA, Inc. has in place a Commute Trip Reduction Program to assist in alleviatinq the <br />need for additional parking spaces and reduction of traffic congestion {See Attached}. <br />yJ <br />
