These comments address building issues only. Additional revisions or additions may be required by other departments (such as Utilities, Planning or Fire). All references refer to the (2012 International Building Code,) (2012 International Residential Code,) as amended by the State of Washington and/or Washington State Energy Code 2012 Edition, and adopted by the City of Everett, unless stated otherwise. In order for the processing of your application to continue, it will be necessary to provide the Building Division with two new complete sets of drawings reflecting the corrections requested, along with a reduced set of plans no larger than 11" x 17". 1. Prospective resident sleeping rooms shall be designated as A, B, C, D and E, and classification code S, NS1 or NS2 on proposed construction drawings. 2. Ramps shall have minimum 3'-0" x 3'-0" landing at top/ bottom, where doors open onto ramps, and where ramps change directions (R311.8.2 IRC). 3. Handrails are required on both sides of ramp in accordance with R311.8.3.1- R11.8.3.3 IRC. 4. All ramps must have guards. 5. Provide minimum 36" landing not more than 7 3/4" below the finished floor at sliding glass door. 6. Specify whole house ventilation system per section M1507.3.7.( show requirements on plan do not simply reference code section). 7.
