These comments address building issues only. Additional revisions or additions rnay be required by other departments (such as Utilities, Planning or Fire). All references refer to the (2009 International Building Code,) (2009 International Residential Code,) as amended by the State of Washington and/or Washington State Energy Code 2006 Edition, and adopted by the City of Everett, unless stated otherwise. In order for the processing of your application to continue, it will be necessary to provide the Building Division with two new complete sets of drawings reflecting the corrections requested. 1. 2 x 8 joists do not provide sufFicient depth for R-30 insulation. 2. 2 x 4 studs do not provide sufficient depth for R-21 insulation. 3. Downspout shown at the rear corner of the garage cannot drain onto neighbors property. Change location of downspout. 4. Foundation ventilation requires one vent located within 3'-0" of all corners. 5. Provide typical section for rear wall. Show proposed footings, stem wall, and framed wall supporting new floor joists. Label all components. Specify height of concrete. 6. Specify size species and grade of header at drawl space access. 7. Provide 3" x 3" x�/4" plate washers on all anchor bolts. 8. Provide note on drawings: "Anchor bolts — 7" minimum embedment, minimum 2 each piece and within 12" of each end of each piece."
