Please review and respond to the comments below. These comments address building issues only. Additional revisions or additions may be required by other departments (such as Utilities, Planning or Fire). All references refer to the 2012 International Building Code (IBC), the Z012 International Fire Code (IFC), the 2012 International Mechanical Code (IMC), and the 2012 International Energy Conservation (IECC), as amended by the State of Washington and adopted by the city of Everett. The current IBC referenced standard for accessible design is the 2009 "Accessible and Usable Buildings and Facilities" (ICC/ANSI A117.1). Federal ADA, FHA, and HUD regulations and standards, including the Fair Housing Accessibility Guidelines may be more restrictive. In order for the processing of your application to continue, it will be necessary to provide the Building Division with two complete new sets of construction documents reflecting the corrections requested. Life Safetv The south interior exit stairway includes a one-hour wall with window openings and a door on the exterior side. IBC 1022.7 requires the windows within 10 feet of the exit stairway openings to have a fire protection rating of not less than 3/4 hour. Please provide stairway cross sections and detailing which include; • Stair rise and run • Landing configuration • Structural support of 100 PSF. • Materials and verification of one-hour rating (IBC 1009.9). • Handrail dimensions • Continuiry of the fire barrier enclosure through the floor assembly per IBC 707.5. The south wall is required to be one-hour rated for exposure to fire from both sides. IBC 705.5. All other exterior walls are required to be one-hour rated for exposure to fire from the inside. The wall assembly table should include this. Please address and detail the parapet requirements of IBC 705.11 for the south wall. Please provide detailing of the roof drains, in accordance with IBC 1503.4. Please verify that the roof assembly will be class B in accordance with IBC 1505 and 2603.3.3.
