Where it is technically infeasible to meet the requirements for accessibility and other <br />applicable codes, please respond with a summary of how the project valuation was <br />increased by 20% to make elements more accessible than existing, per IBC section <br />3411.7 alterations to existing building affecting an area containing a primary function. <br />Energy <br />� 1. Lighting controls and fixtures should be shown to comply with WSEC section C101.4.3.1. <br />Please add scoping notes to the drawings for occupancy sensors, manual controls, and <br />other lighting controls required by WSEC C405. <br />All codes cited refer to the 2012 International Building Code (IBC), the 2012 International Fire <br />Code (IFC), the 2012 International Mechanical Code (IMC), and the 2012 Washington State <br />Energy Code (WSEC), as amended by the State of Washington and adopted by the City of <br />Everett. The current IBC referenced standard for accessible design is the 2009 "Accessible and <br />Usable Buildings and Facilities" (ICC/ANSI A117.1). Federal ADA regulations and standards may be <br />more restrictive. These comments address building issues only. Additional revisions or additions <br />may be required by other departments (such as Utilities, Traffic, Planning or Fire).
