Embedded I�esp��nse to City Comments <br />Public Works — Benyam Stephanos <br />A Public Works Permit is required fo� this project. Detailed drawings in accordance with City <br />Design and Constructio�z Standards shall be submitted to the Public Works Department, showing <br />site parking layout, la,ndscaping, utilities, storm drainage, temporary construction erosion <br />control, and all' required improvements in the public right-�f-way. Public Works Department <br />approval of'thes�e drawings is required prior to any�ermits being issued. All improvements shall <br />be completed, a�proved and warranted before the OccuJ�ancy Permit is issued/final approval is <br />granled. <br />It is the a�pplicarit's position that while the proposal has been limited to a <br />landscaping and stream buffer replacement effort entirely on private property <br />that a public worlcs permit is not warranted. Applicant is cooperating with the <br />City in an effort 1to enhance the appearance of the property along Evergreen <br />Way. Having no substantive work proposed in the public right-of-way, <br />applicant us simply submitting a Landscaping/Buffer replacement plan, with a <br />few of thE� eleme�nts identified by the Public Work department included for <br />good mea:�ure. <br />2. Existing access point onto W. McGill Ave. is acceptable. Existing driveway onto Evergreen Way <br />must be replace�d with curb, gutter, and sidewalk. <br />Unfortunaltely thE: original site plan included a berm which was proposed <br />along the entire 1�rontage of Evergreen Way, including across the frontage of <br />the site's only E:vergreen Way access. This was shown in error and the <br />applicant :shall re�tain this access as indicated on the plans submitted under <br />this cover. TherE: will be no need to remove the existing access and replace <br />with a nev�► curb, i�utter and sidewalk. <br />3. Driveway apprc�aching W. McGill Ave should be signed "Right Tuf•n Only" to discourage use of <br />neighborhood streets. Tlze driveway approaching W. McGill must Ave. must be paved to prevent <br />gravel froin mig�rating ir!to roadway. At minimum, the entire widlh of the driveway must be paved <br />,for at least 20 feet of ler�gth. The remainder of the sile may Yemain unpaved without generating <br />lraffic impacts tivhich rec�uire mitigation. <br />• Right Turn Only sign is included in the plans <br />• 20' paved apron is included in the plans <br />4. Parking must ��e per Ciry <br />Development. <br />No chang�es in use <br />Evergreen Way only. <br />Zoning Code and City Design and Construction Standards for <br />proposed. This action is to enhance the aesthetics of <br />No parking stalls are illustrated on the plans. <br />S. Any grading/fill on this site shall be done so as to not impacl the suYrounding properties. <br />The only g�rading, other than the placement of topsoil for landscaping, shall be <br />the buffer restoration along the East side of the site. A minimum 15' buffer is <br />proposed �to protect neighboring properties. <br />6. Storm ��aler orr this sile shall be managed in accordance ��ilh the City's 2010 storm water <br />management mcrnual. <br />
