Along the east lot line, Landscape Category I3 requires a landscape strip with Type II <br />landscap�ing a mrnimum of I S feet wide along the east lot line where the proper�y abuts <br />the R-1 .zone. Currently, approximately ten ,feet of width along the east lot line is a <br />disturbed stream buffer that is to be restored. The buffer must be widened to a minimum <br />of 15 feet in wid�`h and planted with spreading evergreen trees a minimum of six,feet in <br />height and shrubs a minimum of t��o,feet in height. The placement of the split rail fence <br />shall be along the edge of a I S foo! wide landscaped strip and stream buffer. The <br />proposed size of plants in the I3uffer• Restoration Plan by Wetland Resources, Inc ��ill <br />need to rneet the minimum size requirements and the proposed Red alder will need to be <br />replaced with evergreen trees. <br />• A► minimum 15-foot buffer is provided along the East line <br />• E�uffer irestoration in accordance with report filed by Wetland <br />F:esourc:es, Inc is incorporated into the plan. <br />o Spreading evergreen trees and proper shrubs are now <br />pr•oposed in the plans <br />o A chain-link security fence is proposed along the West edge of <br />the stream buffer identified by Wetland Resources, Inc. <br />o Minimum plant size is reflected in the plans. <br />o R�ed alder was replaced with evergreen trees. <br />c. Prior to issuancf� of any permits, landscaping plans must be reviewed and approved by <br />the Planning Department per Section 35.100 of the Zoning Code. The landscaping plun <br />must show location and dimensions of required vegetated swales, wetponds, detention <br />pond.s, r�ckeries and retaining walls, and grading at 2 foot intervals. Irrigation systems <br />must be providec� in ull landscaped areas per Section 35.130 of the Zoning Code. A 2 <br />year maintenance assurance device must be provided for the landscaping per Section <br />35130B of the Z��ning Code. <br />Droi�aght to�lerant plant species together with a temporary irrigation <br />syst:em supporting the establishment of the plant's root systems shall <br />be iincorpoi�ated. No landscaping is proposed in the public right-of-way. <br />Applicant acknowledges the requirement for a 2-year maintenance <br />assiarance and shall coordinate with the City as required. <br />3 <br />y�y <br />
