2. Mirrored glass shall not be allowed in multiple family buildings. <br /> 3. Buildings shall be maintained in a safe, structurally sound condition. <br /> 4. Building surfaces shall be maintained in a clean condition and painted surfaces shall be <br /> maintained to prevent or repair peeling,blistered or cracking paint. <br /> 5. Landscaping shall be maintained to allow sight lines through the property except where <br /> this Code requires Type I landscaping. <br /> Section 11. Section 15.070 of Ordinance#1671-89, as amended, (EMC 19.15.070), <br /> which reads: <br /> 15.070 Separation between buildings. The minimum structural separation between <br /> buildings located on the same lot shall be ten feet. <br /> is hereby amended to read as follows, and shall be codified as EMC 19.15.100: <br /> 15.100 Separation Between Buildings. Unless the City's building regulations require a greater <br /> separation,the minimum structural separation between buildings located on the same lot shall be <br /> ten feet between the first floor of buildings,twenty feet between the second floor of buildings, <br /> and an additional 10 feet for each additional floor, up to a maximum of 60 feet between portions <br /> of buildings above the sixth floor. The space between buildings can be used to satisfy the open <br /> space requirements of this section if it is designed to meet the Multiple Family Design <br /> Guidelines and complies with Section 15.030 of this Title. <br /> Section 12. Section 15.080 of Ordinance#1671-89, as amended by Section 3 of <br /> Ordinance#1864-92, (EMC 19.15.080)which reads: <br /> 15.080 Off-street parking. <br /> A. Parking for multiple-family dwellings shall be provided as required by the use- <br /> standards table for each zone. <br /> B. If private individual garages are provided in multiple-family developments,there <br /> shall be provided an additional one-half of a parking space for each parking space within <br /> a private garage. Such additional parking space shall be either completely uncovered or <br /> covered by a carport. Single family attached developments in multiple-family zones that <br /> provide two off-street parking spaces per dwelling need not provide additional off-street <br /> parking for parking spaces located within an enclosed garage, if the dwelling unit for <br /> which the parking is provided is connected to the enclosed garage and has a door which <br /> provides direct access from the dwelling into the garage. <br /> C. Parking spaces and parking garages provided within a multiple-family <br /> development shall be for the use of tenants and their invited guests only and shall not be <br /> rented, leased or otherwise used by persons who do not reside in the multiple-family <br /> development. <br /> 15 <br />
