4. Side yard setbacks on the end dwelling units of a building shall be a minimum of <br /> ten feet from project boundaries. The minimum side setback between buildings <br /> shall be fifteen feet. <br /> 5. There shall be no minimum setback required between dwelling units within the <br /> same building. <br /> 6. There shall be a minimum rear yard setback of fifteen feet from project <br /> boundaries. <br /> D. The maximum building coverage shall not exceed forty percent of the total <br /> development site area. <br /> E. Design Criteria. <br /> 1. When located within one hundred fifty feet of property zoned R-S, R-1 or R-2, the <br /> maximum number of dwelling units in one building shall be six. <br /> 2. For developments of less than fifty dwelling units,the maximum number of <br /> dwellings in one building shall be eight. <br /> 3. For developments of fifty or more dwelling units the maximum number of <br /> dwellings in one building shall be twelve. <br /> 4. Individual dwelling units shall have a front facade minimum variation <br /> (modulation) from the unit or units which it abuts of four feet on at least every <br /> third unit. Buildings within one hundred fifty feet of property zoned R-S,R-1 or <br /> R-2 shall have a rear facade minimum variation of four feet on at least every third <br /> dwelling unit when rear building facades face such properties. <br /> 5. a. There shall be provided on the development site,the following amounts of <br /> usable common open space: <br /> (1) R-1(A)-four hundred square feet per dwelling <br /> (2) R-2(A)-three hundred square feet per dwelling. <br /> b. The common open space shall not include any portion of the site located <br /> within a required building setback area. <br /> c. Driveways and parking areas shall not be considered as part of the <br /> required open space. <br /> 6. There shall be provided on each lot within the development or adjacent to each <br /> dwelling if not a plat,the following amounts of usable, private open space, which <br /> may include decks and patios: <br /> a. R-1(A)-two hundred feet; <br /> b. R-2(A)-one hundred sixty feet. <br /> 7. The overall site design shall group structures with an orientation to the common <br /> open space and shall emphasize the individuality of separate dwelling units, <br /> design compatibility of buildings, and efficient use of site topography, solar <br /> orientation, view and natural site characteristics. <br /> 8. At least one-half of all dwellings within the development shall have a minimum <br /> gross floor area of one thousand square feet. <br /> 9. Each dwelling shall be provided with a garage or carport in which at least one <br /> motor vehicle can be parked. If the development is platted into individual lots for <br /> each dwelling,the garage or carport shall be located on the same lot as the <br /> principal dwelling. If the development is not platted,the garage or carport shall be <br /> located within one hundred feet of the principal dwelling. <br /> 3 <br />
