1. The proposed amendments to the Zoning Code and accompanying Multiple Family <br /> Design Guidelines are consistent with, and implement the City's GMA <br /> Comprehensive Plan; <br /> 2. The proposed amendments to the Zoning Code and accompanying Multiple Family <br /> Design Guidelines do not add unnecessarily to the cost of housing; <br /> 4. The proposed amendments to the Zoning Code and accompanying Multiple Family <br /> Design Guidelines bear a substantial relation to the public health, safety and general <br /> welfare; and <br /> 4. The proposed amendments to the Zoning Code and accompanying Multiple Family <br /> Design Guidelines promote the best long term interests of the Everett community. <br /> NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF EVERETT does Ordain: <br /> Section 1. Section 10.020 of Ordinance#1671-89, as amended, which reads: <br /> 10.020 General regulations for R-1(A) and R-2(A)zones. <br /> A. Minimum Lot Area Requirements. <br /> 1. Prior to platting or development: one acre; <br /> 2. For individual lots within plat developments: <br /> a. R-1(A)-one thousand five hundred square feet, <br /> b. R-2(A)-one thousand square feet, <br /> c. The overall density of the development shall conform to subsection B of <br /> this section. <br /> B. Density Standards. <br /> 1. The overall density of development in the R-1(A) zone shall not exceed eight <br /> dwellings per acre. <br /> 2. The overall density of development in the R-2(A)zone shall not exceed twelve <br /> dwellings per acre. <br /> C. Setback Requirements. <br /> 1. All developments adjoining R-S, R-S-1, R-1 and R-2 zoned property shall <br /> maintain a minimum building setback of twenty-five feet from property <br /> boundaries abutting such property. <br /> 2. Where individual attached dwelling units gain access from streets that also <br /> provide access to single-family detached neighborhoods, the minimum front and <br /> rear setbacks shall be the same as for the abutting single-family detached <br /> neighborhoods for all lots within one hundred fifty feet of such detached <br /> neighborhoods. <br /> 3. Excluding those lots which are required to have setbacks as described in <br /> subdivision C.2 of this section,the minimum front yard setback shall be fifteen <br /> feet from public streets or ten feet from private roads. <br /> 2 <br />
