r
July 31, 2013
Tom Leren
The Leren Co. Inc.
PO Box 12863
Mill Creek, WA 98082
Project:
Job Address:
Plan Review No
Dear Mr. Leren;
uL/c i/ois
Addition and TI — The Rage Cage
1520 112th St SW
B 1306-039
In response to your application for a construction permit, your plans have been examined and you are
advised that a permit cannot be issued until the following issues are resolved. These comments
address building issues only. Additional revisions or additions may be required by other departments
(such as Utilities, Planning or Fire). All references refer to the 2009 International Building Code (IBC),
as amended by the State of Washington and/or the Washington State Energy Code, 2009 edition,
unless noted othenNise.
In order for the processing of your application to continue, it will be necessary to provide the
Building Division with two sets of drawings reflecting the corrections requested.
1) Per Snohomish County records, the structure currently exceeds 3000 square feet. The addition
will the structure to comply with the City of Everett fire detection ordinance (EMC Chapter 16.76)
and a monitored NFPA 72 fire alarm system will need to be installed throughout the structure.
2) The SE addition is shown as being located on the property line (approximately) per Sheet 1.1.
Based on that placement, the following comments apply:
i) The wall on the property line should be shown as minimum two-hour fire-resistive
construction per Section 705.5
ii) Openings are not permitted in an exterior wall with less than 3 feet of fire separation
distance to the property line. The under floor vents and roof scupper should be relocated to
an area where unprotected openings are permitted. Section 705.8
iii) The roof that overhangs the ramp creates floor area below per Section 1002. The property
line wall should continue to the end of the overhang to prevent an unpermitted opening in
the wall. Section 705.8
iv) The exterior wall on the property line should be shown with a parapet complying with
Section 705.11
v) The footings appear to be shown extending over the property line based on the
measurements on the site plan.

CITY OF EVERETT • 3200 Cedar Street • Everett, WA 98201 •(425) 257-8800 • Fax (425) 257-8882 i,%
