These comments <br />address building issues only. Additional revisions or additions may be required by other departments <br />(such as Utilities, Planning or Fire). All references refer to the 2009 International Building Code (IBC), <br />as amended by the State of Washington and/or the Washington State Energy Code, 2009 edition, <br />unless noted othenNise. <br />In order for the processing of your application to continue, it will be necessary to provide the <br />Building Division with two sets of drawings reflecting the corrections requested. <br />1) Per Snohomish County records, the structure currently exceeds 3000 square feet. The addition <br />will the structure to comply with the City of Everett fire detection ordinance (EMC Chapter 16.76) <br />and a monitored NFPA 72 fire alarm system will need to be installed throughout the structure. <br />2) The SE addition is shown as being located on the property line (approximately) per Sheet 1.1. <br />Based on that placement, the following comments apply: <br />i) The wall on the property line should be shown as minimum two-hour fire-resistive <br />construction per Section 705.5 <br />ii) Openings are not permitted in an exterior wall with less than 3 feet of fire separation <br />distance to the property line. The under floor vents and roof scupper should be relocated to <br />an area where unprotected openings are permitted. Section 705.8 <br />iii) The roof that overhangs the ramp creates floor area below per Section 1002. The property <br />line wall should continue to the end of the overhang to prevent an unpermitted opening in <br />the wall.
