The objective is
to allow a Lot owner who has a utility problem (electric power, telephone, cable, water, sewer, drainage, gas)
access into other building units to resolve the problem (maintenance or repair). Jeff tells me there is a clean-out
in every garage and other utilities are inside the exterior walls and in the second floor joist line. I define "LOT"
as land and structure.
Thanks!
Joint Owner Easement per Building for Utility Repair and Maintenance. Each unit shall
have individual sewer clean-outs for the purpose of maintaining unobstructed access to
the sewer main. In the event obstructions and or maintenance cannot be successfully
concluded without accessing other units in the same building; each owner hereby grants
an easement to all of the other owners in it's building for the purpose of utility
maintenance and repair, including, but not limited to underground electric power,
telephone, cable, water, sewer, drainage, gas and accessory equipment, together with
the right to enter the unit for said purpose.
2
l 0/ 16/2006
