Accessibility <br />1. The location of the accessible parking space should be shown on the drawings to be the <br />shortest accessible route from adjacent parking to the building entrance, per IBC section <br />1106.6. <br />2. The accessible route from the vehicle to the building should be dimensioned and <br />detailed on the drawings, per IBC section 1104.1. <br />a. A 44 inch clear path should be shown from the accessible parking to the <br />entrance of the building, per IBC section 1101.2.2, as amended by the State of <br />Washington. The width of the existing sidewalk is less than 44 inches. <br />b. IBC reference standard ICC A117.1-2009 section 302.1 and 403.2 requires a <br />stable, firm, and slip-resistant surface. Details for the extent of the paving <br />should be indicated on the site plan. <br />An accessible parking sign should be located and detailed to be 60 inches minimum <br />above the surface of the parking space on the drawings, per ICC/A117.1-2009 section <br />502.7. <br />a. IBC section 1110.1 (1) requires if more than a total of four parking spaces are <br />provided, then a van accessible parking sign is required. <br />All codes cited refer to the 2012 International Building Code (IBC), the 2012 International Fire <br />Code (IFC), the 2012 International Mechanical Code (IMC), and the 2012 Washington State <br />Energy Code (WSEC), as amended by the State of Washington and adopted by the City of <br />Everett. The current IBC referenced standard for accessible design is the 2009 "Accessible and <br />Usable Buildings and Facilities" (ICC/ANSI A117.1). Federal ADA regulations and standards may be <br />more restrictive. These comments address building issuPs only. Additional revisions or additions <br />may be required by other departments (such as Utilities, Traffic, Planning or Fire).
