Whether tl:e proposa! mantfests e.xceptional visuctll:armony between tl:e sig`i, <br />buildings an�l other contponents of t/te subject property througlt the use of a consistent <br />design tlieme. <br />The proposed freestanding monument sign will be faced with brick that will match that of <br />the building and porte-cochere, and will be top�►ed with concrete to match design details <br />of the building. The Applicant states that the sign was designed to blend in and appear to <br />tit with the building, thus enhancing its appeal and providing identification. The sign is <br />attractive and w�ill complement the building. <br />2. Wlretleer the sign or signs pronrote t/re planned lan�f use i�: tl:e area of tl:e subject <br />property ctnd en/ta�tce the aesthetics of t/te surxounding area. <br />The subject property is located in the B-3 zone •which allows for the existing office uses <br />and activities on site. The sign will identify the names of the businesses located on the <br />subject property and will be constructed of high quality, durable materials that will blend <br />in with the subject property. The sign will promote the planned land use in the area and <br />enhance the aesthetics of the surrounding area tl'�rough its placement, design and use of <br />materials. <br />3. Whefher t{te sign and its placeme�tt obstructs c�r interferes witli any otlrer sign or <br />property in t/te area or obstructs �:atural scenic views. <br />The freestanding monument sign will be setbac}{ six feet from the west and south <br />property lines, and will not obstruct any other sign, property, or obstruct natural scenic <br />views. <br />4. W/tether tlte proposed plan is aesthetically superior to w/tat cou/d be installed under <br />existing criterin in tliis section. <br />Freestanding signs in the B-3 are only permittedl for identitication of public buildings and <br />uses, and limited to six feet in height and 40 squ�are feet in area. The proposed sign is five <br />feet four inches in height and 19 square feet in �rea. Wall signs up to sixty square feet <br />are permitted in the B-3 zone. There currently is no wall signage on the Challacombe- <br />Fickle Building. Signs in the B-3 zone are perrriitted to be illumznated. The proposed <br />sign will not be illuminated. It was determined in the Everett Historical Commission <br />meeting July 22, 2014 that a wall sign would detract from the design of the building and <br />that the proposed freestanding monument sign and its locatzon was preferred. <br />�� <br />Page 2 oi'3 <br />R I14-010 ) <br />_� <br />
