These comments address building issues only. Additional revisions or additions may be required by other departments (such as Utilities, Planning or Fire). All references refer to the (2012 International Building Code,) (2012 International Residential Code,) as amended by the State of Washington and/or Washington State Energy Code 2012 Edition, and adopted by the City of Everett, unless stated otherwise. In order for the processing of your application to continue, it will be necessary to provide the Building Division with two new complete sets of drawings reflecting the corrections requested, along with a reduced set of plans no larger than li" x 17". 1. Update all code references to 2012 International Residential Code (IRC) and 2012 WA State Energy Code (WSEC). (Laterals at deck, ledger table, & whole house fan table.) 2. Specify square footage of all areas of the house. Show addition area, deck area, garage area, remodel area, and area previously unfinished (basement). 3. Specify U-value for all new windows and doors, R-value for walls, floors, and ceiling (installed insulation). 4. Provide, on plans, specifications for window wells including drainage. (Per R310.2 & R310.2.2 IRC.) Provide framing plan for addition (8'x13' 6". Existing deck to be converted into living space and stairs). 6. Show how stringers are supported at the landing and the floor.
