EXHIBIT A c� <br /> SCOPE OF WORK <br /> Subtask 3.9 Review Final Proposals&Participate in Interviews and Evaluation Committee <br /> Beck will review final proposals for substantive changes and sealed bids. Beck will prepare a final summary matrix <br /> that includes the proposer's percent fee and fixed amount for general conditions work. Beck will participate in <br /> interviews of finalists and one collaborative work session with the City's selection committee to discuss final <br /> proposals and interviews and rank finalists against the criteria established under Subtask 3.1. <br /> Subtask 3.10 Prepare Letter Report Documenting Selection <br /> Beck will prepare a draft letter report documenting the selection result of the evaluation committee deliberations. <br /> The report will summarize the process, describe criteria,and the results. Following review by the City, Beck will <br /> prepare a final letter report. <br /> Subtask 3.11 Assist in Negotiation of Initial GC/CM Contract <br /> Beck will assist the City in the negotiation of the initial GC/CM contract. <br /> Task 4.0 Services Prior to Construction <br /> Beck will work with the City and the City's design engineer following negotiation of the Initial GC/GM <br /> Contract and up to the start of construction. The level of effort required for these services will depend <br /> on several factors including the specific requirements of the GC/CM contract, the GC/CM contractor <br /> selected and the level of support services provided by the City's design engineer. For budgeting <br /> purposes, an allowance of 240 staff hours is assumed for Task 4. <br /> Subtask 4.1 Facilitate Input from GC/CM Contractor <br /> Beck will provide services to ensure close coordination and input from the GC/CM contractor to the design engineer. <br /> These services shall include: <br /> • Plan and facilitate a partnering session between City,GC/CM and Design Engineer <br /> • As requested,facilitate coordination between GC/CM and Design Engineer <br /> • Periodic attendance at design review meetings. <br /> Subtask 4.2 Establish MACC <br /> Beck will work with the City and GC/CM contractor to establish and negotiate a Maximum Allowable Construction <br /> Cost(MACC)for the project. These services shall include: <br /> • Work with the Project design team, and the GC/CM in the preparation of Project estimates. Review <br /> estimates with the City <br /> • Assist City in negotiating MACC <br /> • Assist City in negotiation of the final GC/CM contract. <br /> Subtask 4.3 Monitor GC/CM Bidding Process <br /> Beck will work with the City to monitor GC/CM bidding, selection and contract negotiations for construction <br /> subcontractors,suppliers and vendors. Beck will assist with oversight of the GC/CM contract to ensure GC/CM bids <br /> out all construction work and the GC/CM has low-bid for the work it self performs and that GC/CM does not self <br /> perform work for more than 30%of the MACC. <br /> Task 5.0 Project Management <br /> Subtask 5.1 Project Management and Administration <br /> Beck will provide timely communication with the City's Project Manager on the status of issues affecting the <br /> Owner's Representative scope, schedule and budget. Beck will conduct activities related to the management, <br /> administration and coordination of this contract including preparation of monthly status reports and invoices. <br /> 10 <br />
