CITY OF EVERETT i��� <br /> PLANNING DIRECTOR DECiSION � <br /> .,�,'/_;- , <br /> Review Process 1T#15-015 - � �` <br /> October 30, 2015 <br /> The City of Everett Planning Director grants APPROVAL of an over height garage request by Gi•eg <br /> LaFrance to build a 816 square foot detached garage with l�orizontal lap sidin�, com��site roofing <br /> with a pitch of 6:12, and up to a maximuin height of 2Q feet located at 1827 72" Pl SE, Everett, WA <br /> 98203. <br /> The following conditions shall apply: <br /> ✓l. Any change to the design, height, square footage, and/or roof pitcll of the proposed garage <br /> requires Planning Director approvaL Constiuction perinits, inspections, and a�provals must be <br /> obtained for the structure in accordance with estaUlished building code requirements. <br /> 2. A covenant acceptable to the City Attorney's office shall be recorded on the title of the property <br /> stating that the property owner acknowledges the requirements of EMC 19.07.420, and stating <br /> that the use of any accessoiy structure is limited to accessory activities permitteci by the zone in <br /> which the property is located, and that the accessory building shall not be converte�l ta living area <br /> or used for any purposes which are not in ful� compliance with zoning and building code <br /> requireinents. <br /> ✓3. The garage's siding and roofing material must be compatible with the dwelling. <br /> r1�� 4. A hei�ht survey may be required at tlie time of framing. <br /> ,,/ 5. Height calculations showing the actual height measured frorn the average base elevation will be <br /> required on the site pla�i and elevations at the tiine of building perinit subinittal in accordance <br /> with the Sample Residential Checklist and the Building Height Handout. The maYimum height of <br /> the garage cannot exceed the approved height of 20 fect. <br /> Chapter 7 of the Everett Municipal Code (EMC) states that the Planning Director may look at such <br /> factors as view obstruction, aesthetic impact on surrounding properties, and impact on neighborhood <br /> character. The Planning Director approvcd the cletaclied garage based on the following; <br /> The lot size of the subject property is approxiniatel5� 8,750 sc�nare feet witl� a single family residence. <br /> The new garage will be located towards the back of the lot and accessed frorn Wetmore Avenue. Tl�e <br /> garage should not impact the views of surrowlding properties.
