C�nstruction permits, inspections, and approvals must be obtained for the structure in accordance <br /> with established building code requirements. <br /> 2_ A Public Works Pei�rnit is required for this project_ Detailed drawings in accordance with City <br /> Design and Construction Standards shall be submitted to the Public Wozks Departznent, showing site <br /> parking layout, landscaping, utilities, storm drainage, temporary construction erosion control, and all <br /> required improvements in the public right-of-way. Public Works Department approval of these <br /> drawings is required prior to any permits being issued. All improvennents shall be completed, <br /> appraved and warraz�ted before the Occupancy Permit is issued/final approval is granted. <br /> 3. The driveway anto Wetmore Avenue shall be at least 5 feet frozn the north property line <br /> (acceptable as shawn). <br /> 4. Any grading/fill on this site shail be done so as to not impact the surrounding pzoperties. <br /> 5. Stormwater shall be managed in accordance with the City's 2010 Stoz'mwater Management <br /> Manual. <br /> b. Stormwater from new impervious surfaces shall not be discharged, through dawnspouts or other <br /> direct pipe connectic�ns, into a combined sewer,including a lateral line or side sewer connected to the <br /> city's combined sewer systerrz as per EMC Chapter 14.08.180 H. <br /> 7. It is the applicant/owner's responsibility to ensure that stormwater runtofF frozn new impervious <br /> surfaces will be znanaged on-site in a manner that daes not adversely affect neighboring properties, <br /> including the City's right-of-way and/or easements and the improvements located therein. <br /> 8_ City streets and alleys are to be kept clear of dirt and debris at all times durin� construction. Dust <br /> suppression and street cleaning must occur as directed by the Public Works Inspector. <br /> 9_ Lack of comment on the plans submitted with the application does not constitute approval of <br /> these plans. <br /> 10. All exposed ground must be reseeded within 30 days of the completion of construction. If <br /> reseeding is not practical due to weather or seasanal problems, the ground znust be covered with <br /> mulch as directed by the City Engineer. ,� <br /> Planning Department Comments—Teresa Weldon—425.257.7281: <br /> 1. If a complete application has not been fi�ed for a building permit or equivalent construction permit <br /> within eighteen (1�8) months from the approval date of this decision, the permit shall be deemed <br /> fierminated, unless an extension is granted. If the permittee requests an extension in writing not later than <br /> eighteen(18)months from the land use permit date,the Director may grant a six(6)month e�cten�ion. <br /> 2. Thzs is an ad�ninistrative decision that may be appealed to the City's Land Use Hearing Examiner. <br /> An appeal must be filed with the City within 14 days of the date of this notice.
