CITY OF EVERETT <br /> PLANNING DIRECTOR DECISION <br /> Review Process II#15-011c's 'J <br /> July 28,2015 <br /> The City of Everett Planning Director grants APPROVAL of a request by Joseph Micheals to build a <br /> detached accessory building up to a maximum height of 20 feet located at 2316 6t Street, Everett, WA <br /> 98201. <br /> The City of Everett Planning Director DENIES a request by Joseph Micheals to build a detached <br /> accessory building with metal siding located at 2316 6th Street, Everett, WA 98201. <br /> The following conditions shall apply: <br /> 1. Any change to the design, height, square footage, and/or roof pitch of the proposed accessory <br /> building requires Planning Director approval. Construction permits, inspections, and <br /> approvals must be obtained for the structure in accordance with established building code <br /> requirements. <br /> 2. A covenant acceptable to the City Attorney's office shall be recorded on the title of the <br /> property stating that the property owner acknowledges the requirements of EMC 19.07.020, <br /> and stating that the use of any accessory building is limited to accessory activities permitted <br /> by the zone in which the property is located, and that the accessory building shall not be <br /> converted to living area or used for any purposes which are not in full compliance with <br /> zoning and building code requirements. <br /> 3. The detached accessory building shall not exceed one thousand square feet. <br /> 4. The accessory building's siding and roofing material must be compatible with the dwelling. <br /> 5. The detached accessory building is limited to a maximum height of 20 feet. If over 19 feet in <br /> height, a height survey will be required. <br /> 6. Height calculations showing the actual height measured from the average base elevation will <br /> be required on the site plan and elevations at the time of building permit submittal in <br /> accordance with the Sample Residential Checklist and the Building Height Handout. <br /> Chapter 7 of the Everett Municipal Code (EMC) states that the Planning Director may look at such <br /> factors as view obstruction, aesthetic impact on surrounding properties, and impact on neighborhood <br /> character. The Planning Director approved the detached accessory building to exceed the fifteen-foot <br /> maximum height limit based on the following: <br /> The lot size of the subject property is approximately 9,000 square feet with a single family residence. <br /> The new garage will be located in the back of the lot, approximately twenty feet from the street-side <br /> property line, and accessed by an existing driveway off of Wayne Avenue. The building will have a <br /> minimum roof pitch of 3:12 which matches the roof pitch of the section of house closest to the <br /> 1 of 2 <br /> REV II 15-011 <br />
