ATTACHMENT 1 <br /> EXHIBIT G <br /> Design and Development Parameters for Redevelopment Area <br /> a. Mix of Housing type: Housing within the area covered by this plan should be <br /> single-family residences. The mix of housing types shall not exceed 80% <br /> attached housing types (duplexes and townhouses), provided that the <br /> redevelopment of the fenced property shall consist of single-family detached, <br /> or single-family attached fee simple units, with each dwelling situated on <br /> individual fee simple lots. <br /> b. Limits on Housing types: Any attached housing configurations (townhouses <br /> and duplexes) shall be side-by-side units. Individual housing units, such as <br /> townhouses may have multiple stories so long as the occupancy does not <br /> result in different units being stacked upon each other. <br /> c. Architecture: Though the structures proposed within the fenced area will be <br /> larger than found on most lots within the Community Renewal Plan area, the <br /> 14housing design and construction shall be compatible, including use of <br /> materials, with houses typical of North Everett. The following standards are <br /> derived from the City of Everett's designated "North Everett Historical <br /> Overlay". These standards are intended to be a general guideline and <br /> balanced with the other Plan goals in their application. <br /> d. Entries: Buildings should present a front entrance clearly visible from the <br /> sidewalk. Provide a covered space, entryway or porch to provide weather <br /> protection over the front door. Entryways should be of materials and <br /> proportions consistent with the neighborhood and the dominant treatment of <br /> the building; Wood balustrades are strongly encouraged over prefabricated <br /> metal railings; Avoid having more than two entry doors placed side-by-side. <br /> When more than two units are accessed in close proximity, it is preferable to <br /> have a single, highly articulated principal entry into a common lobby. <br /> Garage doors will be permitted to face the internal street system, but shall be <br /> designed so as to be less visually prominent than the entrances to dwellings. <br /> e. Massing: Buildings typical of North Everett are typified by square to vertical <br /> proportions with prominent roofs, accented by dormers. The mating of <br /> buildings should be in keeping with the character of the street and <br /> neighborheed. In order to maintain a consistent cornice line facing the street, <br /> there should be a prominent eave at not more than 24 approximately 25 feet. <br /> Community Renewal Plan-page 23 <br />
