The building structure serves ris a storage <br /> ip � facility for the city Parks <ind Recreation Department's <br /> � y meintenancQ operations and equipment. The existing maintenance <br /> t" � building is limited in space f.or the size and function of tha <br /> � � present and future operational needs of the golf course <br /> � Maintenance Staff. in the space need analys:s proposed in the <br /> o� �,o� 19A8 Leqion Park Master Plan which was subsuc�uently reviewed <br /> y at a neighborhood meeting and approved �y the City's Park <br /> y Board, the maintenance aroa was identified for future <br /> expansion, and this proposal is consisten�c with the approved <br /> p� �g Capital Improvement Proqram for the golf cc�urse park. <br /> c�• � Conclusion: The proposed buildinq a�dition will enable the <br /> �' y� Parks Department to efficiently provide operational <br /> � maintenance needs of the Legion Park Golf Caurse, thereby <br /> H providing for optimal public use of the park and its <br /> y M amenities <br /> g �ti <br /> � a� 2. Adequacy of streets, utilities and public services <br /> required to serve proposal. <br /> Pinding: The Legion Park :naintenance area can be accessed <br /> throuqh the Golf Course Park off of Alverso�� Boulevard. <br /> Currently, Park structures are served by water, sewer, <br /> {� electricity and natural gas. <br /> il�� Concluaion: No additional utility or public servicea will be <br /> needed or required for the propoaed maintenance buildinq <br /> addition. <br /> � � <br /> j �� <br /> 3. Zmpact of traffic generated by proposed uae on surrounding <br /> �,� area, pedeatrian circulation and public safety; and mitiqation <br /> 1� measures. <br /> Findinq: The mainteT�ance area is supported by 1� maintenance <br /> �� � staff inembers who have vehicular access to the Fark off i <br /> � Alverson Boulevard. Adjacent to the proposed maintenance area <br /> is the golf course r� t-ne east and the ballfiald to the west. <br /> ' � No additlonRl traffic is predicted as a reault of the propoaed <br /> � �� use. <br /> Conclusion: There is ample space withi.n the Legion Park system <br /> ��� to ensure safe and efficient pedestrian and vehicular <br /> � egress/inqress circulation, and proposed building addition <br /> will not impede pedestrian circulation or public safety. <br /> . <br /> 4. Provision of adequate off-street parkinq, on-site <br /> circulation, and site access <br /> Pindinq: There is ample pe�rking space witttin the Leqion Park <br /> system. Existing vehicular and pedestrian ci.rculation pattern <br /> in the Park will not be altered or i�npacted bl this proposal. <br /> Conclusion: The proposed use will not generate additional <br /> perking demand nor adverse:y impede un-site circulation. The <br /> principal egreas/inqress point w:�.11 continue to be off of <br /> Alverson Boulevard. <br />
