All work must comply with the recommendations of the geotechnical report prepared by LIU & Associates, Inc. dated August 18, 2004. The geotechnical report requires the residence with a pile foundation to setback a minimum of ten feet from the top of slope. 2. A Public Works Permit is required for this project. Detailed drawings in accorJance wi[li City Design and Conswction Standards shall be submitteJ to the Public Works Dep�rtment, showing site parking layout, landscaping, utilities, storm drainage, temporary construction erosion control, and all required improvements in the public right-of-way. P;.blic Works Department approval of these drawings is required prior to permits being ISSUC(I. 3. Any grading/fill on this site shall be done so as to not impact the surrounding properties. 4. Lack of comment on the plans submitted with the application does not constitute approval of these plans. 5. Ciry streets and alleys are to be kept clear of Jirt and debris at all times during construction. Dust suppression and street cleaning must occur as directed by the Public w„rks Inspectar. ti. Temporary erosion control measures for conswction activity must be operational prior to commencrment of any clearing or earthwark. 7. Provide an Lnvironmentally Sensitive Area sign at the top of the 40% slope. 8. R•cord an Environmentally Sensitive Area Covenant for the slope area prior to issuance of b� .ag permits. 9. Record the documents "Agreement Concerning Declaration of Covenants, Conditions and Restrictions" and "Declaration of Covenants, Conditions and Restrictions" prior to issuance of building permits. T'he applicant proposes to place a portion of a single-family residence with a footprint of 3,486 square feet within 25 feet of a slope exceeding 40�. Subsection 37.040.D of the City of Everett Zonin� Code designates slopes of 40 o or greater as an environmentally sensitive fcamre. Subsection 37.OSO.I3 requires a 25-foot buffer from the top of the slope.
