Subsection 37.080.0 allr,vs the Planning Dire.tor to authorize the aiteration of a slope or its <br />buffer if he appro��e� a Eeotechnicai report, v�hich demonstrates thar. <br />I. the proposed de�elo�ment wiil not create a hazard to the subject property, suttounding <br />properties or rights-of-way, erosion or sedimentation to off-site propenies or bodies of <br />water; and <br />2. the aroposal addresses the existing gcological consVaints of the site, including an <br />assessment of soils and hydrology; and <br />3. the proposed method of construction will reduce erosion potential, landslide and seismic <br />hazard potential, and will improve or not adversely affect the stabiliry of slopes; and <br />4. the proposal uses conswction :echn�ques which minimize disruptio: of existing <br />topography and namral vegetation; and <br />5. the proposal is consistent with the purposes and provisions of this Ordinance; and <br />6. the proposal mitigates all impacts identified in the geotechnic�l report; and <br />7. all utilities and access roads or driveways to and within the site be located so as to require <br />the minimum amount of modification to slopes, vegetation or geologically hazardous areas. <br />CONCLUS[ONS: The following conclusions are based upon the findings uf the <br />geotechnical report prepared by LIU & Associates, Inc. <br />l. No moJification to the portion of slope over 40% is proposed. The proposed <br />development should not adversely imp�ct die slope if the recommendations of the <br />geotechnical report are followed. <br />Z. Two test pits were dug to assess soils and hydrology. <br />3. The georechnical report recommends Ihe use of pile foundations and ro collect all <br />stormwater runoff from impervious surfaces with an underground drain tine system or catch <br />basins and tighdined into a storm sewer or stormwater disposal faciliry. This should reduce <br />erosion and landslide potential. <br />4. The vegetntion on the portion of slope exceeding 40�o will not be dismrbed. An <br />Environmentally Sensitive Area's covenant will resvict removal of vegetation from r;�e <br />slope. <br />5. The proposal will be consistent wi�i the purpose ;md provisions of this Ordinance if the <br />applicant complies with all conditions of approval. <br />� <br />
