I. the proposed de�elo�ment wiil not create a hazard to the subject property, suttounding properties or rights-of-way, erosion or sedimentation to off-site propenies or bodies of water; and 2. the aroposal addresses the existing gcological consVaints of the site, including an assessment of soils and hydrology; and 3. the proposed method of construction will reduce erosion potential, landslide and seismic hazard potential, and will improve or not adversely affect the stabiliry of slopes; and 4. the proposal uses conswction :echn�ques which minimize disruptio: of existing topography and namral vegetation; and 5. the proposal is consistent with the purposes and provisions of this Ordinance; and 6. the proposal mitigates all impacts identified in the geotechnic�l report; and 7. all utilities and access roads or driveways to and within the site be located so as to require the minimum amount of modification to slopes, vegetation or geologically hazardous areas. CONCLUS[ONS: The following conclusions are based upon the findings uf the geotechnical report prepared by LIU & Associates, Inc. l. No moJification to the portion of slope over 40% is proposed. The proposed development should not adversely imp�ct die slope if the recommendations of the geotechnical report are followed. Z. Two test pits were dug to assess soils and hydrology. 3. The georechnical report recommends Ihe use of pile foundations and ro collect all stormwater runoff from impervious surfaces with an underground drain tine system or catch basins and tighdined into a storm sewer or stormwater disposal faciliry. This should reduce erosion and landslide potential. 4. The vegetntion on the portion of slope exceeding 40�o will not be dismrbed. An Environmentally Sensitive Area's covenant will resvict removal of vegetation from r;�e slope. 5. The proposal will be consistent wi�i the purpose ;md provisions of this Ordinance if the applicant complies with all conditions of approval. �
