Vicinity Map <br />FINDINGS AND CONCLUSIONS: <br />Paul Murker <br />8014 Beverly Blvd <br />Everett, Washington 98203 <br />8014 Beverly Blvd. <br />A variance to allow a easement access <br />drive of 20' to serve one (1) lot in the <br />proposed Short Subdivision. <br />R-1, Single Family Residential <br />Single Family Residential <br />NORTH: R—I/Residential <br />SOUTH: R-1/Residential <br />EAST: R—I/Residential <br />WEST: R-1/Residential <br />1. There are exceptional or extraordinary circumstances or conditions <br />applying to the subject property which do not apply generally to other <br />properties in the same vicinity or zone. <br />a. Finding: <br />The applicant owns a parcel of property which is located at 8014 <br />Beverly Blvd. The applicant's property consists of a 75' X 300' <br />lot with a single family residence. To develop a panhandle to <br />serve two (2) lots, the applicant needs 78 1/2 feet of frontage. <br />b. Conclusion: <br />The applicant's property does not have an adequate frontage for <br />him to develop a panhandle lot (i.e. lot configuration, existing <br />atructure location). <br />2. The authorization of the variance will not be detrimental to the public <br />welfare or injurious to the property in the same vicinity or zone. <br />a. Finding: <br />The applicant is proposing one access point onto Beverly Blvd. in' <br />which both lots would share a common drive. The common drtve <br />would have less Impervious surface and would not require <br />maintenance by the City. The common drive will reduce they <br />potential access conflict points on Beverly Blvd. to one. <br />b. Conclusion: <br />Reducing conflict point on an arterial is in the public welfare. <br />
