SECTION 4-C-3 - REQUIRES THAT THE FOLLOWING ELEMENTS SHALL PROVIDE <br />A BASIS FOR APPROVAL OR DISAPPROVAL Gig PROPOSED SHORT SUBDIVISIONS. <br />i <br />i <br />A. Comprehensive Plan - Evaluation of all elements of the <br />Comprehensive Plan and its consistency with the proposed short <br />subdivision. <br />Finding: The Comprehensive Plan shows this area as Single Family <br />Residential. <br />Conclusion: This short subdivision is consistent with the <br />Comprehensive Plan. <br />B. Existing Zoning - Evaluation of existing zoning and its compliance <br />with the proposed short subdivision and Section 5 of the <br />Subdivision Ordinance. <br />Finding: The existing zoning is R-1 Single Family Low Density, <br />it which allows single family dwellings on 7000 square foot lots. <br />Lot 1 is 11,777 square feet and Lot 2 is 7000 sgi:are feet, and <br />there is a 4201 square foot easement adjacent to Lot 1. The <br />existing garage is located 2.5 feet from the north lot line. It <br />was relocated to this location without proper permits. A six foot <br />sideyard setback is required in the R-1 Zone. <br />Conclusion: Both lots meet zoning code requirements for size, <br />however, the garage does not meet the City Zoning Code sideyard <br />setback requirement. <br />C. Natural Environment - Evaluation of the impacts and provision for <br />mitigation of all impacts on all elements of the natural <br />environment including topography, vegetation, soils, geology and <br />all environmental issues as defined in the State Environmental <br />Policy Act, WAC 197.11 and Section 5 of the Ordinance. <br />I <br />Finding: The site has Alderwood soils and rises slightly to the <br />back of the property at 0-5% slope. Vegetation is lawn with some <br />landscaping. <br />-1- <br />
