Drainage - Evaluation of all drainage impacts and provisions made <br />for mitigation of all drainage impacts as defined In the City's <br />Comprehensive Drainage Ordinance and Section 5 of this Ordinance. <br />Finding: There are no significant drainage issues on this site. <br />Conclusion: This short subdivision complies with Section 5 of the <br />Subdivision Ordinance. <br />E. Open Space - Evaluation of all impacts and provision for open <br />space as defined in Section 5 of the City Subdivision Ordinance. <br />Finding: Lot 1 is 11,777 square feet and Lot 2 is 7,000 square <br />feet. The maximum Poor area ratio in the R-1 zone is .30 which <br />will leave 8244 square feet in Lot 1, and 4900 square feet in Lot <br />2. Everett's Subdivision Code ,equires five k5) ac.es per 1,000 <br />people for passive and active recre:.tion area. <br />Conclusion: The lot area left in yard in both lots exceeds the <br />requirement of Section 5 of the Suudivision Code. <br />F. Public Systems Capacity - Evaluation of all impacts and provisions <br />made for mitigatlon of impacts on public systms including parks, <br />schools, and community facilities as defined in Section 5 of the <br />City's Ordinance. <br />Finding: The project is in the Everett School Distict and would <br />add .75 students to the District. Lyons Park is in this area. <br />Conclusion: The Parks Dept. has no comments on this project. .75 <br />students would not have a significant impact on schools. <br />G. Public Services - Evaluation of all impacts and provisions made <br />for mitigation of impacts on public services including streets, <br />all public utilities, fire and police protection as defined in <br />Section 5 of the City Subdivision Code. <br />Finding: Beverly Boulevard is an arterial street carrying 11,300 <br />trips per day. The project will add ten trips per day to that <br />street. There is a 12" sewer and an 8" water line in Beverly <br />Boulevard. There is adequate electrical service to the site. <br />Conclusion: The Public Works Department has proposed requirements <br />that all public services meet the requirements of the Subdivision <br />Ordinance. <br />H. Flood Plain - Identification of snort subdivision proposed in the <br />Flood Plain and compliance with requirements of this ordinance and <br />Ordinance No. 537-78 amended. <br />Finding: This project is not located in the flood plain. <br />Conclusion: Compliance with the flood plain regulations is not <br />required. <br />I. Public Health, Safety, and General Welfare - Evaluation of the <br />proposed subdivision to determine whether the public :health safety <br />and general welfare has been served. <br />Finding: With the conditions Unposed in this short subdivision <br />preliminary approval, this proposed short subdivision meets all <br />zoning and subdivision requirements. The Snohomish County Health <br />District requests that sanitary sewers be provided. <br />Conclusion: Public Works has proposed that all City codes and <br />Ordinances be complied with prior to final approval of the short <br />subdivision.
