subject property that conformed to the zoning code in effect when the <br />improvement was constructed. <br />a. Findines: The applicant has stated that there is an existing <br />concrete patio area which has been there for twenty-five years. <br />She is paraplegic since March of 1992 and uses a ramp for <br />access from the back door onto the concrete patio which <br />extends into the carport and garage. Without a roof over the <br />patio the snow and ice make it impossible to leave her home. <br />b. Conclusions: The existing covered garage and carport patio <br />area is 780 square feet, by covering the remaining concrete <br />patio area the coverage would be 1,356 square feet. This <br />additional patio coverage would provide a protective passage <br />way into the garage, however would exceed the allowable <br />accessory building coverage by 356 square feet. <br />Criterion No. 2. <br />That the variance will not b,- materially detrimental to the property in the <br />area of the subject property or to the 'ity as a whole. <br />a. Findings: The added patio Lover would extend from th,; <br />existing garage and carport patio structure extending north for <br />24 feet. This would be 22 feet from the closest property line to <br />the north. <br />b. Conclusions: No adverse comments have been received at <br />this time. <br />Criterion No. 3: <br />That the variance will only grant the subject property the same general <br />rights enjoyed by other pronertty in the same area and zone as the subject <br />property. <br />a. Findings: Many of the homes in the area have accessory <br />structures on site ranging from small garages to large <br />garage/workshops, however, the square footage of these <br />builcmgs could not be determined. <br />b. Conclusions: The granting of the variance would allow the <br />same general rights enjoyed by a few other properties in the <br />area. <br />Criterion No. 4: <br />That the variance is the minimum necessary to allow the subject property <br />the general rights described in Criterion 3. <br />
