The following uses which are normelly permitted in the B-1 zone <br />shall not be allowed un the subject property: <br />a) Restaurants serving beer or wine for consumption on <br />premises; <br />b) Automobile service stetions or repair shops; <br />c) Hotor fuel sales in conjunction with permitted retail sales <br />uses. <br />2. All mitigation measures and requirements listed in the SEPA <br />Determination of Non-Significance (SEPA /31-92) are incorporated <br />herein by reference. <br />3. No vehicular access shall be permitted directly from Heverly <br />Boulevard. Vehicular eccess to the site shall be only from Puget <br />Drive. <br />4. Setbacks. If the existing structure on the subject property is <br />removed, any new etructure shall built at least fifteen feeY. from <br />the north property line end shall be built ten feet from the <br />front (eastj property line, not more and not less. <br />5. Lendscaping of the subject property and abutting ctreet frontages <br />shall consist of: <br />a. Street frontage behind the sidewalk - A landscape strip a <br />ninimum of ten feet in width, planted to Type III standards, <br />as described in Section 35 of Ordinance i1671-89, as <br />amended, shall be provided elong the entire lot frontage on <br />both Beverly Boulevard and Puget Drive. The landscape area, <br />vhere abutting parkin� areas, Rhall consist of a berm or a <br />raised planter bed, the center of vhicli shall be a minimum <br />of two feet in height above the abutting parking lot <br />surface. <br />b. North property line setback landeceping - The north property <br />line shall be provided with a continuous landscepo strip a <br />minimum of Pifteen feet in Width planted to Type II <br />
