Internal parking lot landecaping - All internal parking lot <br />areas shall be land�caped in accordance with the <br />requir.emants of the zoning code. <br />d. Landscape maintenance, aseurance devices - All landscape <br />areas described herein shall be maintained by the owner and <br />a ma3ntenance assurance device shall be provided as required <br />by the zoning code. <br />e. Landscape plans, planting materials - Lendscape plans shall <br />be submitted for all landscape and parking lot areas in <br />accordance with tfie requirements of the zoning code. <br />Landscaping plants and materials shall be in accordance aith <br />the requirements of the zoning code. <br />6. Lighting. Illumination of parking arees shall be as required by <br />the zoning code. <br />7. Signs. Sign permits for all signs shall be obtained from the <br />Public Works Department. The followinq fiign requirements shall <br />apply: <br />a. Freestanding signa - only one freestanding sign shall be <br />permitted. Said sign shall meet che definition of a"ground <br />sign." Pole 6SfJ.^.6 are not permitted. Sign illumination <br />shall be by indiract means only. <br />b. Other eigns - All other signs shall be permit�:ed as <br />otherwise allowed by the 6-1 zone. <br />e. Demolition/Removal of Existing Buildings. The applicant shall <br />not demolish or remove the existing buildings without firet <br />obtaining a permit from the Public Works Department. <br />9. Completion of Improvements Required Herein. The site <br />improvements required by this Resolution shall be completed <br />within the time periods specified below. If the existing <br />structure is to be used for commercial purposes, subsection a. <br />shall apply. If the existing etructure is enlarged to exceed a <br />total of 2,000 square feet gross floor area, subsectJ.on b. shall <br />apply. If the a nev commercial structure is built on the <br />property, subsection b. shall appl;�. <br />e. Use oP Existing 9tructure for Commercial Purposee. If the <br />exieting structure on the premiees is to be used for commezcial <br />purposes, the oEf-street parking, street impruvements, <br />lendscaping and all improvements required by thie Aesolution and <br />other City_regulatione shall be completed within one year oP the <br />dnte of approval of the Resolution of Intent to Rezone by the <br />City Council.
