If the existing structure on the subjec'. property is removed, any <br />new structure ::hall be built at least fifteen feet from the north property line and <br />shall be built ten feet from t:�e front (east) property line, not more and not less. <br />5. Landscaping of the subject property and abutting strcet hontages shall <br />consist of: <br />a. Street frontage behind the sidewalk - A landscape strip a minimum of <br />ten feet in width, planted to Type III standazds, as descnbed in Secdon <br />35 of Ordinance �/1671-89, as amended, shall be provided along the <br />entire lot frontage on both Beverly Boulevard and Puget Drive. The <br />landscape area, where abutting pazlang ueas, sha11 consist of a berm or <br />a raised planter bed, the center of which shall be a minimum of two feet <br />in height above the abutting parldng lot surface. <br />b. North property line setback landscaping - The north property line <br />shall be provided with a con6nuous landscape strip a minimum of fifteen <br />feet in w�dth planted to Type II standards as descnbed in Section 35 of <br />Ordinance �/1671-89, as amended. Intemal pazldng lot landscaping - All intemal parldng lot areas shall <br />be landscaped in accordance with the requirements of the zoning code. <br />d. Landscape maintenance> assurance devices - All landscape azeas <br />described here►n shall be maintained by thc owner and a maintenance <br />assurance device sha�l be provided as reqwred by the zoning code. <br />e. Landscape plans, planting materials - Landscape plans shali be <br />submitted for all landscape and gsrldng lot areas in accordance with the <br />requirements of the wning code. Landscaping plants and materials shall <br />be in accordance with the requirements of the zomng cale. <br />6. Lighting. Illumination of parldng areas shall be as required by the zoning <br />code. <br />7. Signs. Sign permits for all signs shall be obtained fcom che Public Works <br />Department. The following sign requirements shall apply: <br />a. Freestanding signs - Only one freestanding sign shall be permitted. <br />Said sign shall meet the definit�on of a"ground sign." Pole signs are not <br />permitted. Sign illumination shall be by indirect means only. <br />38 <br />
