Findin : According to the Zoning Code definition of Yards, the <br />Applicent's tY�ont yard runs parallel to Nighland across the <br />uidth of the lot. However, this yard has alWays funetioned as <br />the Applicant's side yard, since his house (Nhich was built in <br />1959) is oriented towards Beverly Lane. If the lot were a <br />square lot, the Applicant would be able to designate r+hich yard <br />should be considered his front yard. ' <br />b. Conclusion: Based on the orientation oT the residence and the <br />existing driveway tn the front yard, this appears to be a <br />reaaonable request, <br />Z, That :uch variance is necessary for the preservation and enjoyment of <br />a substantial property right of the appellant possessed by the owners <br />of other properties in the same vicinity or zone. <br />s, Findin : The City encoureges homeouners to meet off�treet <br />parking requirements by providing gerages and carports. Many <br />other homes in the neighborhood have attached carports. <br />b. Conclusian: The va�iance would allow a property right enjoyed <br />by other property oNners in the aroa. <br />3, That the authorizotion of such variance will not be materially <br />detrimental to the public uelfare or injurious to property in the <br />vicinity or zone in r+hich the property Ss located. <br />
