A person shall not occupy as owner occupant or permit another perscn to occupy <br />premises which are not in a sanitary or safe condition and do not comply with <br />the requirements of this chapter. Occupants of a dweiling unit, rooming unit or <br />housekeeping unit are responsible for keeping in a clean, sa iitary and safe <br />condition, that part of the dwelling unit, rooming unit, housekeepiny unit or <br />prem;ses which they occupy and control. <br />IPMC 3U4.6 Exterior walls, which states: <br />All exterior walls shal! be free from holes, breaks, and loose or rotting materiai_ � <br />and maintained weatherproof and properly surface coated wf�ere required to <br />prevent deterioration. <br />IPMC, 304J Roofs and dreinage, which sta'es: <br />The roof and flashing sha!I be sound, tight, and not have defects that admit rain. <br />Roof drainage shall be adequatc to prevent dampness or deterioration in the <br />walls or interior portion of the structure. Roof drains, gu�ers and downspouts <br />shall be maintained in good repair and free from obstructions. Roof water shali <br />not be discharged on a manner that creates a public nuisance. <br />IPMC 304.15, Doors; which states: <br />All exterior doors, door assemblies and hardware shall be maintained in gootl <br />condition. Locks and hardware at all entrances to dweiling units and sleeping <br />units shall tightly secure the door. Locks on means of egress doors shall be in <br />accordance with Section 702.3. <br />To resolve these violations you must: <br />1. Either demolish or repair the detached garage. If yeu choose to repair the <br />garage you need to at least bring the roof, siding and doors into compliance by <br />repair, painting or rep!acement of the deteriorated elemer�ts. The main house <br />should be re-painted where the paint is peeling. If you choose to demolish the <br />garage, a demolition permit is required. You rrwst contact the City of Everett <br />Building Division located at 3200 Cedar Street and obtain all required and <br />necessary permits for the repair or demolition of struclures on the property. <br />Some painting and minor repair may be exerript from permits. <br />2. Remove and properly dispose of the tires, scrap lumber, furniture, plywood and <br />other miscellaneous items stored in the open yard areas in view of the <br />neighboring properties. <br />3.
