Excavalion under house at 7432 6everly Ln. w��oZ-oo� Hello Cir,dy, We were able to conducl an inspection today to look into the mncems at 7432 Beverly Lane. Here is a summary of our observations. 1. The u awlspace area has been excavated at some point in the pasL This excavation work has compromised �he sUuctural integrity of several supporting piers and columns. (erosion of the supporting soil elc.) 2. A main under f!oor support beam has been cut through. An attempt to reinforce this cut beam has been made, this alternpted repair is in;uf(icient. The supporl beam remains compromised. Settlement and sag�ing of ihe structure is evident when viewed in the main living area. 3. Electrical wiring has been installed in an unsafe non approved manner in the crawlspace area of the main house, the detached garage area, and beneath the main electrical servicP located on ihe south exterior o( the main house (open splices, flexible cord used (or permanent wiring, unsupported cable, inmrrect materials, etc.) Time dated wiring was observed on some of the wiring in the crawlspace (dated F�b 11 2009) a permit search for the electrical alterations has been made �Jo permits (or this work ran br located. 4. Thc hot water tank located in the under floor area that serves ihis dwelling is poorly supported. The tank is , ropped up on toncrete nibble and shims. This tank has an open electrital connection ihat is not code compliant and is unsa(e. 5. Plumbing work that is inconsistent with the period of the house with modern matcrials has been made, this plumbmg work is not installed in an approved manner, this plumhing was ohserved in the under floor area of the house. A permit >earch for this work has heen made, no permits have been located (or this work. Based on the tonditions observed during this inspection I have determined that thi; dwelling is an Unsafe Structure as defined by IPMC section ]OR.1.2. 1 have posted the b;:�lding with an Unsafe Strudure platard.
