WA 98155 <br /> Location: 1509 Broadway <br /> Existing Use: Single Family Residence <br /> Proposed Use: Convert the existing single family residence into a retail establishment. <br /> Zoning: B-2 Community Business <br /> Parking required: 1 per 300 square feet of retail space. Based upon 1,130 square feet of total <br /> floor area, a minimum of 4 parl:ing stalls would need to be provided. <br /> A permit for the above-described change of use is hereby granted with the following conditions, <br /> which must be met prior to use of the structure for the proposed use: <br /> 1. A Public Works Pertnit is required for this project. Detailed drawings in acc:ordance with City <br /> Design and Construction Standards shall be submitted to the Public Works Department, show�ng <br /> site parking layout, landscaping, utilities, stotm drainage, temporary construction erosion control, <br /> and all required improvements in the public right-of-way. Public Works Department approval of <br /> these drawings is required prior to any permits being issued. All improvements shall be completed <br /> and approved warranted before the Occupancy Permit is issued/final approval is granted. <br /> 2. Parking must be per City Zoning Code and City Design and Construction Standards for <br /> Development. <br /> 3. Based upon 1,130 square feet of total floor area, a minimum of 4 parking stalls will need to be <br /> provided for the new retail use. <br /> 4. Any grading/fill on this site shall be done so as to not impact the sunounding properties. <br /> 5. A building permit is required. This project must comply with the occupancy reyuirements for new <br /> construction. <br /> 6. Lack of cornment on the plans submitted with thP application does not constitute approval of these <br /> plans. <br /> 7. A fire hydrant is required within 200 driving feet but not closer than 50 feet of every structure. <br /> 8. City streets and alleys are to be kept clear of dirt and debris at all times during construction. Dust <br /> suppression and street cleaning must occur as directed by the Public Works Inspector. <br /> 9. Any broken or damaged sidewalk shall be repaired/replaced per the City Public Works Inspector. <br /> 10.As required by the City of Everelt Traffic Mitigation Ordinance, thfs project must pay a traffic <br /> mitigation fee of$4,500.00 prior to the issuance of permits. <br />
