 '
Teresa Firnstahl —
From: Teresa Firnslahl
Sent: Wednesday, February 10, 2010 11:05 AM
Ta: 'info@clarilysigns.com'
: Jessie Patlerson
Subject: Attn:Adam Miller-Correction Lelter for S1002-004 - 1510 Broadway Ave
Attachments: 1604_001.pdf
i
RE: Correction Letter for 51002-004—1510 Broadway Ave—0'Reilly signs
Hello Adam,
In review of the plans submitted for the 0'Reilly signs, the Planning Department needs the following items to be
co;rected before we can continue with plan review. Please note that these comments are from Planning only.Once
Planning requirements are so:isfied; plan review will resume and the application will be assessed by the building aod
traffic engineers.
1) The property was mcently rezoned to 8MU—6roadway Mixed Use.Within this zone, signs have higher design
standards than the previous zone.Standards can be found in EMC 1931A.040.L(see belo).The basic channel
letter monument sign and the wall signs do not comply with these design standards.The over-all channel letter
design and battery decal is not highly grapliic in form,expressive and individualized.Signs should tonvey the
product offered by 0'Reilly Auto Parts in a bold, graphic form.
2) The site plan needs to be revised to accuretely show location of property lines. Please see the attached copy of a
previously approved site plan. It appears that the property line parallel to Broadway Ave is 8 feet 6 inches frcm
the interior edge of the sidewalk.An 8-foot monument sign requires a 1-foot 6-inch setback from the property
line.
3) All monwnent signs shall include a three foot protective island around the base of the sign that must be planted
with shrubs and ground cover. Please show this on the site plan.
It you have any questions or nzed further darification of these reqirements, feel free to call or email me.
Sincerely,
-Teresa
'forrsi Pii„<iahl
:\ssistant 1'lauuvr. l'ilcal 1'nri.tl
:;•'iro Ccdar tit _nd PI
1{crrcll,\V:1 qtio
Ph .,,.,,,Si
1+ .I_5•_57.85:;7
I:\4C 19.31\.lO.L
L. Sign Design. The intent is to:
1. Ensure that signage is part of the overall design approach and not a separate design
statement;
2. Encourage interesting creative and unique approaches to the design of signs;
3. Encourage pedestrian-oriented signage on Broadway;
, 1/=' /
/
