Please note that these comments are from Planning only.Once <br /> Planning requirements are so:isfied; plan review will resume and the application will be assessed by the building aod <br /> traffic engineers. <br /> 1) The property was mcently rezoned to 8MU—6roadway Mixed Use.Within this zone, signs have higher design <br /> standards than the previous zone.Standards can be found in EMC 1931A.040.L(see belo���).The basic channel <br /> letter monument sign and the wall signs do not comply with these design standards.The over-all channel letter <br /> design and battery decal is not highly grapliic in form,expressive and individualized.Signs should tonvey the <br /> product offered by 0'Reilly Auto Parts in a bold, graphic form. <br /> 2) The site plan needs to be revised to accuretely show location of property lines. Please see the attached copy of a <br /> previously approved site plan. It appears that the property line parallel to Broadway Ave is 8 feet 6 inches frcm <br /> the interior edge of the sidewalk.An 8-foot monument sign requires a 1-foot 6-inch setback from the property <br /> line. <br /> 3) All monwnent signs shall include a three foot protective island around the base of the sign that must be planted <br /> with shrubs and ground cover.
