20. Placement and screening of refuse disposal areas must be provided per Section 39.080 of the <br /> Zoning Code as follows: <br /> a. Garbage receptacles, dumpsters, and recycle bins shall be provided in all multiple family, <br /> commercial, industrial, and instilutional developments and shall not be located in a required <br /> front yard setback area, or street side setback area for corner lots. Where an alley abuts a <br /> lot, the garbage receptacles, dumpster, or recycle bin shall be located adjacent to the alley. <br /> b. All garbage dumpsters and recycle bins must be screened from view from the street and <br /> from adjacent properties. This screening may be done using dense vegetation or by placing <br /> the dumpster or recycle bin in a structural enclosure. <br /> c. For specifics on design of refuse and recycling (acilities, contact Rubatino Refuse Removal, <br /> Inc, at 259-0044 for areas generally north of 112th Street. For areas east of i-5 from Valley <br /> View south, contact Wasle Management Northwest, Inc. at 337-1197. <br /> 21. Any rockeries or retaining walls proposed in required setback areas must be in conformance with <br /> Section 39.150 of the Zoning Code. <br /> 22. Rooftop mechanical equipment, inciuding vents, must be screened per Section 39.040 of the <br /> Zoning Code. <br /> �23. Building setbacks are zero for ail properly lines on site. The maximum building height on site is <br /> 35 feet. <br /> 24. Signage for the site must be consistent with lhe requirements outlined in the Zoning Code and <br /> other city standards and approved through a building permit application. <br /> 25. Landscaping must be provided per Section 35 of the Zoning Code. At a minimum this must <br /> include the following: <br /> a) A landscape strip a minimum o( ten (eet wide must be provided in the front yard setback area <br /> along the Broadway frontage, except for the building and driveway location. This area shall <br /> be planted with Type III landscaping. The property is located aiong a designated Gateway <br /> corridor, therefore, a minimum of one tree per twenty feet on center is required, rather than <br /> one per thirty feet. A maximum o(50°/a of the required landscaping may be located within the <br /> public right-of-way. <br /> � b) A landscape strip a minimum of five feet wide must be provided along the northern and <br /> �outhe�n property lines. This area shall be planted with Type III landscaping. <br /> 1 <br /> �c) A minimum of 2 tree wells shouid be provided in the interior of the parking lot for the 18 <br /> parking stalls. Landscape areas must be planted and focated per Section 35.OSOE of lhe <br /> Zoning Code. <br /> d) Prior lo issuance of any permits, Iandscaping plans must be reviewed and approved by the <br /> Planning Department per Section 35.100 of the Zoning Code. The landscaping plan must <br /> show location and dimensions of required vegetated swales, wetponds, detention ponds, <br /> rockeries and retaining walls, and grading at 2 foot intervals. Irrigation systems must be <br /> provided in all landscaped areas per Section 35.130 of the Zoning Code. A 2 year <br /> maintenance assurance device must be provided for the landscaping per Section 35.1308 of <br /> the Zoning Code. <br /> /�� <br />
