All requirements are preliminary in nature, and are based upon the <br /> preliminary site pian and the ordinances in effect at time of submittal for SEPA review. <br /> The proposal must comply with all ordinances in effect at the.time a complete <br /> building permit application ts flled, including those not speciflcally se4 forth <br /> herein. (Exception: For vesting under the Zoning �ode, please refer to Section 44 of <br /> the Zoning Code). Contact the Planning Department for information regarding appeals <br /> processes for the requirements listed in this document. <br /> 1. A Public Works Permit is required for this project. � Detailed drawings in <br /> accordance with City Design and Construction Standards shall be submitted to I <br /> the Public Works Department, showing site paricing layout, landscaping, utilities, <br /> storm drainage, temporary construcfion erosion control, and all required <br /> improvements in the public nght-of-way. Public 1Norks Department approval of , <br /> these drawings is reqwred prior to any permits being issued. All improvements <br /> shall be compl 'ed and approved warranted before the Occupancy Permit is <br /> issued/final app�:,val is granted. <br /> 2. This project must comply with the cuRent City of Everett Building Code. <br /> 3. A fire hydrant is required within 200 driving feet but not cioser than 50 feet of the <br /> structure. Location of the hydrant shall be approved by the Fire Marshal. <br /> 4. City streets and alleys are to be kept clear of dirt and debris at all times during <br /> constniction. Dust-suppression and street cleaning must occur as directed by <br /> ,' the Public Works li�spector. <br /> 5. Any broken or damaged sidewalk shall be repaired/replaced per the City Public <br /> �Vorks Inspector. • <br /> 6. The design of the fueling and underground storage tank areas must be in <br /> accordance with the City Design and Construction Standards and Specifications <br /> for Development in effect at the time of application for Public Works permits. <br /> 7. Parking must be per City Zoning Code and City Design and Construction <br /> Standards and Specifications. For the 2,400 square foot convenience store, a <br /> minimum of eight parking stalls are required. One of these stalis must be a <br /> designated handicap stall. �� <br /> 8. Placement and screening of refuse disposai areas must be provided per Section <br /> 39.080 of the Zoning Code as follows: <br /> a. Garbage receptacles, dumpsters, and recycle bins shall be provided in ali <br /> multiple family, commercial, industnal, and institutional developments and <br /> shall not'be located in a required front setback area, or street side setback <br /> area for comer lots. Where an alley abuts a lot, the garbage receptacles, <br /> dumpster, or recyclE� bin shall be located adjacent to the alley. <br /> b. A!I qarbage dumpsters and recycle bins must be screened from view from 1 <br /> the street and from adjacent properties. This screening may be done <br /> usiny dense vegetation or by placing the dumpster or recycle bin in a <br /> structural enclosure. <br />
