This scrcening may br. done using dense vegetation or by <br /> placing the dumpster or recycle bin in a struc.tural enclosure. � <br /> 27. Any rockerics or retaining walls proposed in required setback areas must be in <br /> conformance with Section 39.150 ofthe Z�,ning Code. <br /> 23. Rooftop mechanical equipment, including vents, must be screened per Section 39.040 <br /> of the Zoning Code. <br /> 29. Building setbacks must be a minimum of 0 feet frunt yard, corner yard; interior side <br /> yard and rear yard. Building height shall be a maximwn of 35 feet, except that a <br /> maximum of 28 feet is permitted within 50 feet of R-2 zoned property. <br /> 30. Landscaping must be provided per Section 35 of th� Zoning Code. At a minimum this <br /> must include the following: <br /> a. A landscape strip a minimum of 5 feet wide must be provided along the north <br /> property line west uf the alley. The planter box or curbs do not count in <br /> meeting t��e five foot width requirement. This area shall be planted with Type <br /> III landscaping. <br /> b. Landscaping along the south property line, west of the alley, must be 10' or the <br /> distance between the building and lot line, whichever is less. This area shall be <br /> planred with Type III landscaping. <br /> c. Esst of the alley, landscaping must be per the Intent to Rezone Agreement <br /> approved by the Hearing Examiner and Ciry Council. <br /> d. Prior to issuance of any permits, landscaping plans must be reviewed and <br /> approved by the Planning Departmeat per Section 35.100 of the Zoning Code. <br /> The landscaping plan must show location and dinensions of rockeries and <br /> retaining walls, and grading at 2 foot intervals. Irrigation systems must be <br /> provided in all landscaped areas per Section 35.130 of the Zoning Code. A 2 <br /> year maintenance assurance device must be provided forthe landscaping per <br /> Section 35.130B of the 7_�ning Code. <br /> 31. The Washington 5tate Clean Air Act requires the use of all known, available. and <br /> reasonable means of controlling air pollution, including dust. Dust generated during <br /> construction activities can be controlled by wetting those dust sources such as areas of <br /> exposed soils, washing truck wheels before they leave the site, and installing and <br /> maintaining eravel construction entrances. Construction vehicle track-out is also a <br />
