� �, • . <br /> Such additional information may inGude parking studies and traffic <br /> surveys for the proposed project vicinity and data conceming the <br /> actual parking demand of other similar uses. <br /> (d) In approving a request for the modification of the number of <br /> required off-street parking spaces, the Review Authority may <br /> require that a transit stop be located on the subject lot in order to <br /> promote use of public transit and to justify a reduction in the <br /> required number of parking spaces. <br /> 15. As part of the request, the Applicant had a traffic study prepared for the <br /> proposed project (exhibit 10). The ccmclusions of the study were that the <br /> prior uses of the entire site, including the traffic generated by the <br /> hardware and drug stores, necessitated a need for 70 parking spaces. <br /> Because there were only 44 parking spaces provided, occasionally <br /> parking was a problem. The proposed change of use to one dn.ig store <br /> results in a need of 51 parking spaces. There will be 46 parking spaces <br /> provided. Although this is a reduction in the B-2 parking standards, the <br /> site will have an increase of two parking spaces from the current parking <br /> lot. Parking will be improved in the general viciniry. (exhibitl0) <br /> 16. The 19`" StreeUBroadway Avenue intersection is designated as high <br /> density activity on the City of Everett Land Use Map. It is the site of a <br /> major transit route served by Everett Transit and Community Transit. <br /> The intersection is one which provides access tu four large residential <br /> neighborhoods (Northeast Everett, Northwest Everett, Bayside <br /> Neighborhood, Riverside Neighborhood), and there is a significant <br /> amount of pedestrian traffic. With the pedestrian traffic and the transit <br /> service, there is a need for a bench/bus stop along the front of the <br /> building. (exhibit 1, Cunningham testimony) <br /> 17. A canop;� has been proposed for the bus stop for protection from the <br /> elements of the weather. According to the City Planning Department and <br /> the Everett Transit Department, it appears that the proposed bench, <br /> a�ong with the canopy and weather protective shelter, will be adequate to <br /> meet the transit needs of the community and the pedestrians. <br /> (Cunningham testimony, Wentz testimony, Brooks testimony) <br /> 1 S. The Applicant stated that a second bus bench would be provided if it is <br /> determined to be reasonable by the City of Everett Engineering/Public <br /> Services, but there may be some physical restrictions to the placement <br /> of a second bench.
