The General Plan Map also identifies the area around the intersection of <br /> 19`h St. and Broadway as a "Potential Activiry Center" (Conceptual). In addition, <br /> Broadway is designated as a "Gateway" corcidor in the Ciry's General Plan. The <br /> General Plan states, <br /> Activity Centers and Mixed llse Corridors <br /> The Land Use Element envisions these areas gradually redeveloping, into <br /> denser mixed use districts that contain a variery of residential, retail, office, <br /> entenainment, public faciliry and consumer service uses. These mixed use <br /> activiry centers would be connected to other centers with improved public <br /> transportation and would become neighb�rhood centers for the surrounding <br /> residential areas. The General Plan Commercial policies include: <br /> Require new commercial development to be pedestrian friendly and compatible <br /> with public transportation service. <br /> All commercial developments sliould be designed and developed to promote <br /> easy access for residents of surrounding neighborhouds, pedestrians, public <br /> transit, and the physically disabled. <br /> Commercial lands located adjacent to streets designated as "gateway corridors" <br /> shall be developed in a manner which improves the appearance of the arterial <br /> corridor in accordance with the Urban llesign & Hisroric Preservation Element. <br /> Urban Design & Historic Preservation Element: Districts and <br /> Neighborhoods <br /> Goal. Enhance the physical character and distinctive qualities of individual <br /> districts including residential neighborhoods thro�ghout the ciry. <br /> Oblectives. Promote infill development in older, established areas of the ciry <br /> that will continue to maintain the character of these areas. <br /> Encourage the redevelopment of selected commercial corridors in such a <br /> manner as to incorporate a mix of uses within a concentrated and compact <br /> setting; support pedestrian activiry and transit; and exLibit a distinctive design <br /> character. <br /> Policies. Within districts and neighborhouds throughout the city, physical <br /> improvements should be designed to recognize the need to create a sense of <br /> personal safety and securiry. <br /> Major commercial development projects within each district should contribute <br /> positively to the character of their surroundings. <br />
