. <br /> INFn1tMATION FOR DEVELOPER: <br /> The following information is provided for the developer's benefit. These are not SEPA <br /> conditions but are associated with othcr laws or requirements. All requirements are <br /> preliminary in nature, and are based upon the preliminary site plan and the ordinanccs in effect <br /> at time of submittal for SEPA review. The proposal must comply with all ordinances in <br /> effect at the time a complete building permit application is filed, including those not <br /> specifically set forth herein. (Exception: For vesting under the Zoning Code, please refer to <br /> Section 44 of the Zoning Code). Contact the Planning Department for information regarding <br /> appeals processes for the requirements listed in this document. <br /> l. A Public Works Pcrniit is required for this project. Detailed drawings in accordance with <br /> City Design and Construction Standards sh�ll be subm�tted to the Public Works <br /> Department showing site parking layout, landscaping, utilities, storm drainage,temporary <br /> construction erosion cuntrol. and all mquimd improvements in the public right-of-way. <br /> Public Works Departmcnt approval of these draH�ings is required prior to any pertnits <br /> being issued. All improvements shall be completed and approved before the Occupancq <br /> Permit is issued. <br /> 2. Parking must bc per City 'Loning Code and City Design and Construction Standards for <br /> Development. <br /> 3. This project must comply widi thc current ciry of Everett 13uilding Code and Sprinkler <br /> Ordinance. <br /> 4. The drivcway on Mcnougall P.venuc must bc removed and rcplaced �eith curb, guttcr and <br /> sidewalk per City Standards. <br /> 5. City streets and ulleys are to be kept clear of dirt and debris at all times during <br /> conswction. Dust suppression and strcet cicaning must occur as directed by the Public <br /> Works Inspector. <br /> 6. The building finished Iloor elc��ation shall be above the potential hydraulic gradc line at <br /> the side se�eer location or a grinder pump�vill be required for the connection. <br /> 7. All roof runoff and domestic sc��age from the site shall be discharged to the 30-inch <br /> sewer main in Broadwny. Only runoff Gom arcas east of the alley may discharge to the <br /> 8-inch se«�er line locatcd in thc allcy. <br /> 8. Temporary erosion control mcasures for construction acticity must be operational prior to <br /> commenccmcnt of any cicaring or carthwork. <br /> 9. Cuib ratnps must be installed at the intersection of McDougall :\cenue and 19"' Stre.t. <br /> 10. r�m dam�gcd siJc�c:dl. must bc rcplacc�l :�s dircctcd b� thc City Public �Vorks Inspector. <br />
