ALLEGATIONS OF APPLICANT <br /> POINT 1. The following are Che special circumstances which <br /> apply to my property which deprive me of rights and privileges <br /> which are enjoyed by other properties in the vicinity under <br /> the identical zone classification. <br /> Subject property is located adjacent to Broadway business <br /> district. Property adjacent and within radius of one block <br /> on north and south � property has parkiug areas with large <br /> informational signs. For example: Everett Trust � Savings <br /> Bank, North in same block, has lot and sign; Bowling alley <br /> across 19th to south, has lot and sign; Safeway, one block <br /> north, and Tradewell, one block south, have lots and signs; <br /> plus other businesses have large signs in irmnediate vicinity. <br /> POINT 2. The variance I am requesting will not be detrimental <br /> to the public welfare or injurious to the properties or im- <br /> provements in the vicinity of a zone in which my property is <br /> located because: <br /> APPLICANT'S parking lot provides off-street parking in <br /> heavily congested business area; the lot ard sign replace <br /> an old, rundown residential house which was depreciative <br /> of values; the neighbor directly adjacent the lot approves <br /> and believes it better than previous house; the sign and lot <br /> are illuminated and provide light to an otherwise isolated <br /> dark area; the value of applicant' s business and other busi- <br /> nesses in area may be improved, and the lot is mainYained by <br /> commercial sweeper. <br /> P07NT 3. If this variance is not granted, an unnecessary <br /> hardship wi:l continue to the owner of this property, the cause <br /> of which is heyond his control because: <br /> To not allnw the sign will be detrimental as customers <br /> of Castle Drug will not be aware of parking privilege and <br /> to not advise public of such convenience is detrimental <br /> to applicant' s business; Che lot is already owned and provided, <br /> and notification is mere incident to lot and without it the <br /> w. �'� .,:'aa�s�t^ ,s �;�� a^_; , , -�:4. . <br />
