INFORMATION FOR DE�'ELOPER: <br /> The following information is provided for the developer's benefit. These are not SEPA conditions but are <br /> associated with other laws or requirements. All requirements are preliminary in nature, and are based <br /> upon the preliminary site plan and the ordinances in effect at time of submittal for SEPA review. The <br /> proposal must comply with all ordinances in effect at the tune a complete building permit application is <br /> filed, including those not specifically set forih herein. (Esception: For vesting under the Zoning Code, <br /> please refer to Section 44 of tlie Zoning Code). Contact the Planning Department for information <br /> regarding appeals processes for the requirements listed in this document. <br /> 1. A Public Works Permit is requimd for this project. Detailed drawings ia accordance with Ciry <br /> Design and Construction Standards shall be submitted to the Pubfic Works Department, showing <br /> site parking layout, landscar,ing, utilities, storm drainage, temporary construction erosion control, <br /> and all required improvements in the public right-of-way. Public Works Department approval of <br /> tl�ese drawings is requireJ prior to any permits being issued. Ali improvements shall be completed <br /> and approved before the Occupancy Permit is issued. <br /> 2. Parking must be per City 7_oning Code and City Design and Construction Standards for <br /> Development. The subject sitc is locatcd adjacent to an existing parking lot area for [rickson's <br /> Purniturc(2015 Broadway Ave) undcr common owncrship. This parking lot arca is surplus and in <br /> excess of the p�rking stalls rcquired for die [rickson's Purniturc Building. Therc is more than <br /> adcquate parking area for both the existing Erickson's building and die proposed new retail building <br /> to mect code requiremcnts. The City is requiring that a covcnant be recordcd �aith hoth propertics <br /> stating that if the owncrship of the new retail bu�lding is scgregated Gom thc rest of the site, that <br /> adcquate parking per•tuning code requirements Ue providcd for cach use. <br /> 3. This project ��iust compl; •�vith the current City ol'Everett I3uilding Code. :1 building permit will <br /> be required. <br /> 4. Special charges for connectiun to the se�ver an� water systems in accordancc with Ordinance 1998- <br /> 94 and subseyuent revision are applicable. These charges are based on projected warer usage and <br /> can be substantial. Applicant is encouraged to obtain a copy of the Ordinance and determine <br /> estimated charges prior ro building permit application. The acmal charges shall be computed by <br /> the Public Works Departrnent per the ordinance in effect at the time and accordance to the <br /> information on tlie approved plans at die time of building permit issuance. <br /> 5. The mwsed driveway on Droadway nwst be removed and replaced �vith curb, gutter and side�valk <br /> per City Standards. <br /> 6. City streets and alleys are to be kept clear of dirt and debris at all times during construction. Dust <br /> surp,eesion and street cleaning must occur as directed by the Public \6'orks Inspector. <br /> 7. Any rroken or damaged sidewalk shall be repaired/replaccd per the Public Works Inspecror. <br /> 8.
