�� <br /> sti't�v�r.� <br /> 2ll8 nroadway <br /> Owner: Zrving Fdcains, h7arysville, SJa. <br /> on December 13, 1973, we received an anonymous telephone complaint I <br /> fron a party that objected to the condition of the structure at <br /> 2118 Broadway. The complaining party said that she was sent to the � <br /> property by a realtor who offered the house for rent. <br /> nn inspection of the property, on Decernber 14. 1973, revealed several ' <br /> serious violations of the Uniform Housing Code, ie: open waste line, <br /> leaking roef, standing water in the basement, open wiring, broken <br /> ���indows and siding, ceiling covering falling off, and a water cross- <br /> connection. The building was open to the public and readily access- <br /> ible to transients. � <br /> The house was posted as "Unlawful to Occupy" on December 19 , 1973, <br /> �nd a correcti�n letter was mailed to the owner on December 17, 1973. <br /> Tar, records show that the real estate taxes have not been paid for <br /> the years 1970, 1977., 1972, and 1973. <br /> �rhe water service to the property was interupted on December 17, 1973. <br /> On December 20, 1973, a salesman from 1)uce Realty te].ephoned and <br /> wanted the water service restored as hcs had a tenant for the property. <br /> This request was refused. <br /> n�other party claiming to be a renter also made a request to the <br /> taater Department to have the service restored. 4'his was also <br /> rcfused. <br /> t•9r. Lee Duce telephoned the office (also on December 20) and recluested � <br /> a list of the corrections necessary befcre his tenants can move in. <br /> These corrections were given to him over the telephone. <br /> A reinspection of the property was made ,snd it was observed that the <br /> l�ouse was occupied, and the posting notice had been r.emoved. <br /> The structure was reposted and the occup�nt was notified at 4 : 30 p.m. <br /> December 20, 1973. At that time tY�e occupant stated that a Mr. <br /> I3ceston of Duce Realty rented the place to her and ahe moved in on <br /> Tuesday, December 18, 1973. She also stated that N,r. IIeeston said <br /> that. t}:are were some r�inor problems with the Attorney, but that he <br /> would take care of them. <br /> The tenant stated that they paid two weeks rent in advance and that <br /> tiiey are looking for an apartment. <br /> A private cc tractor, retained by Duce Realty, J. W. Ogden met <br /> with Ren Cal; ihan on December 21, 1973 to discuss the necessary <br /> repairs. The contractor stated that he had been in�tructed to <br /> repair everythin9 that is necessary. <br />
