Public Works Department approval of these drawings is � <br /> required prior to any permits being issued. A traffic mitigation fee in the amount of$27.900.00 (31 PM Peak Trips X $9001PM <br /> Peak Trip = $27,900.00) prior to the issuance of any building permits. <br /> 3. Modify on-street parking to account for reviseJ access point. � <br /> 4. Place "right-turn oniy" sign for traffic exiting driveway onto Broadway. Any broken or damaged curb, gutter andlor sidewalk on the property's frontage <br /> shall be removed and replaced with new per city standard utter and s dewa k per <br /> shall be removed and replaced with new full height curb, g <br /> city standards. <br /> 6. The asphalt curb at the proposals north property line shall be removed and <br /> replaced with new curb per city standards and the grass parkway strip between the <br /> curb and sidewalk shall be restored. The new curb must extend across to the east <br /> side of the alley entrance v✓ith a city standard driveway apron. <br /> 7. Handicap accessible curb ramps shall be installed at the SE intersection of <br /> 22"a Street and Broadway per city standards. <br /> 8. Deteriorated asphalt and/or potholes in the alley serving this proposal shall be <br /> repaired or replaced. Drainage control must be provided including, but not limited <br /> to runoff diversion berms and catch basins and associated appurtenances. <br /> 9. Parking must be per City Zoning Code and City Design and Construction <br /> Standards for Development, and a minimum of 45 on-site parking sialls are <br /> required for the proposed project, inciuding three (3) handicapped stalls. <br /> 10. Demolition permits are required. Construction permits are required. This project <br /> must comply with the current state Building Code and City of Everett Sprinkler <br /> Ordinance. <br /> 11. Special charges for connection to the sewer and water systems in accordance with <br /> Ordinance 1998-94 and subsequent revision are applicable. These charges are <br /> � <br />
